Not a very good apartment complex. Office staff (besides upper management) is awful. They will find any reason to delay a process or maintenance call or charge you extra for anything. They seem under trained and not motivated at all.Residents seem to be mainly families. It is constantly loud and residents always seem to be socializing in the breezeways. There is a sense of community I guess, but it can be disturbing at times.The rent is expensive and goes up $50-$90 a year. The appliances are outdated and the walls are thin. The water gets shut off all day for "maintenance" with very little notice frequently. The area is also not the best. I have had a car broken into once. Do NOT leave anything of value in your car. The grounds seem safe enough (I am not scared to walk around at night) and there seems to be a few police officers scattered around the complex who actually live here. Overall, overpriced and in a not-so-great part of town. If you are going to Valencia College, these apartments may work for you but only if you do not have any other options. Office staff is the WORST I have encountered in any complex I have ever lived in.

Management is generally polite and pretty helpful. They are the only reason for the extra star. The apartment itself is terrible. The place is full of drug dealers, thieves, and fleas. My neighbors were running a drug ring and were raided by SWAT. Our apartment was infested with fleas from the previous tenant and we were never able to get rid of them even after maintenance bombed the place multiple times. Not safe to walk around at night by yourself. Not even cheap despite all that. Just go somewhere else.

The management team at The Woodlands is AWESOME! They always took the time to make sure that all my issues were resolved in a timely and professional manner.

The maintenance team is AWESOME! Very professional and friendly.

This is the worst apartment complex I have ever lived in. Do not fall for the seemingly good appearance. The staff is inconsiderate and rude, all the way from maintenance to the property manager. They take no responsibility for their actions. They will randomly turn off your water without warning when they do maintenance. Recently I received an email from them letting me know that they will need access to my apartment from 8am to 430pm for a week. I work night shifts and they are not interested in working with my schedule. They only gave me 3 days notice for this. I am scheduled for surgery at the end of this period and was told I will still not have access to the majority of my apartment. I can not count how many issues I have encountered while living here. My apartment has flooded 3 times, most of my appliances have broken at least once, and I have also had my car broken into while living here so it is not in the best area either. If rent was cheap I would be more understanding but this place is also over priced. My advice is to stay far far far away from this apartment complex.

The Woodlands was a very bad experience. The management team are highly incompetent. The Lease includes a 'Bed Bug Addendum' which basically gives them the power to blame you for the bugs and charge whatever they want to treat for them. It is impossible to determine where bed bugs come from so definitely be aware that they are present in the complex and they will hold you accountable, regardless of how they got there.



The management team could not even properly calculate our final month's pro-ration. We had to tell them what we owed them. After moving out and paying on time every month, I had not heard from them regarding the bill for the bed bug treatment until I got a letter from a debt collector, so now I have a collection on my otherwise perfect credit.



I have never had to deal with such under trained and under performing staff. I would never recommend this place to anyone. Save yourself the hassle and look elsewhere. The area is horrible and coupled with the crap staff and apartments of The Woodlands, I doubt you'll find a worse place to stay
