Provided by YP.comBUYERS BEWARE!! Simmons is full of empty promises and poor workmanship. We have owned our house less than a year, and the masonry work has already cracked and fell off the house. The rock work on our porch has cracked and is loose. When this was submitted to Simmons we were told that we would have to wait until the end of our warranty to have this repaired. Several of the corners in the house have cracks, been repaired by Simmons with caulk, and cracked again. The tiled floors in our house are uneven; we submitted this to the warranty. They came out and fixed 3 places. They refused to even look at the others, saying we were too picky. There is 1 place that still has a ¼” difference from the adjacent tile. The header for the front porch is rotting and will soon need repaired. The concrete driveway has cracks extensive cracks that were caused by poor workmanship. There is SO much more. This is all in a house that will not be a year old until OCT 2017.

Provided by YP.comI bought my home from Simmons when it was still just a concrete slab. Unfortunately this has been one of the poorest financial decisions I have ever made. The HVAC system was a lemon from the start. While it was under warranty the HVAC company used a little spit and glue to make temporary fixes. The panel on the unit that holds the switch that keeps the unit operating was not even bolted on until I hired someone to look at it after the warranty expired! Initially I had to make repeated trips to the attic to put the panel back on when even a big gust of wind would knock it off and the unit would stop working! By the 3rd year the condenser stopped working (in the middle of summer of course) and even though the part was under warranty it cost me $1000 because the dealer Simmons used was out of town and the repair company charged me for 3 hours travel time plus installation. All told, I spent between $2000- $2500 before the coil gave out in 2015 and I was advised to just cut my losses and buy a new unit, 9 years after I bought the house! The second major issues is that the house smells bad, like stale smoke, and has since the day I moved in. YES, I have cleaned it, aired it out, etc. I believe there is an odor in the dry wall and not the ventilation system because it even stinks in the garage. At first I thought it was off gassing from the carpet or paint but it has persisted for 10 years. If I could turn back the clock I think I would be much happier in an apartment that in this house!
