I moved into Royal Oaks at Pea...

I moved into Royal Oaks at Pearland in Jan 2012 and moved out due to a family emergency early August 2012. It was obvious that the units are not brand new but they are adequately taken care of to a certain degree. There are a few cosmetic issues I could live without, but overall for $749 a month for a two bedroom 1 1/2 bath town home (towards the front of the complex) it was decent enough for me and my two toddlers.



The apartments are surprisingly quiet for the most part but NOT* completely drama free. *You can always request a list from the local law enforcement agency to verify the amount of times they have had to respond to this complex. There is always ample parking and the neighbors seem nice enough. The employees in the Management Office seem nice enough, but in the 7 months I lived in this complex my air conditioner never worked the way it should of (unfortunately moving into the complex in January it took us awhile to figure this out) and my dishwasher was replaced but never worked. Although the office staff was cordial to your face, never once were we offered compensation for having non-working air conditioning or a dishwasher. At one point we even had a make shift window unit to cool our upstairs just so that we could sleep at night. Our next door neighbor at the time also had the exact problem and the exact solution for his air conditioner. I was told by the office that it was a common problem in all the town homes as the a/c units were not compatible to cool the size of these units however it was so expensive for them to correct at once.



We also had continuous problems with ants downstairs, upstairs, inside and outside as well as tree roaches. Pretty gross.



The playground isn't much to brag about but there is a tennis court and volleyball court available and there are at least two really nice parks not too far away.



Overall I would say that this isn't the worst place to rent if you're not looking for luxury and don't have high expectations or small children.



Upon completion of my lease I had to move out on a family emergency basis to care for my mother going through first stages of chemo and radiation treatments and the complex kept my $500 deposit and is charging me over $2,000 in fees for not giving them a 30-60 day notice. Beware and be sure you have everything in writing*.



*I have written and certified proof of the requested maintenance on our unit that was never completed even after multiple requests via e-mail, in person, via phone and certified mail.
