Think Twice Before Buying

If I had any clue that buying a Villa (House) in Villa Lakes would cost me thousands of extra dollars in fines, many sleepless nights, and untold stress...I never would have considered buying into such a place! I have spoken to many others who were fighting just to retain their mortgage, getting second & third jobs just to pay fines for items in the small print you must sign after closing on your home. There was even an elderly widow who lost her home, as she could not keep up with petty repairs after loosing her husband...they get a "Lien" on your property if your fines are not paid in full within so many days...their attorney (who charges large sums of money) can actually file a lien against even one unpaid $50.00 fine, that can quickly turn into thousands of dollars, and buy your house (Villa) for as little as one dollar! It is all perfectly legal, as you sign these papers, agreeing to it after you have already bought the Villa (House)!

Just, please, think twice before buying into any "Villa Association" properties! Prior to even considering buying here, or any of their many other owned properties, request a copy of their rules & regulations & have your own attorney review it with you. You may also want to consider that once you do buy into it, you can never sell without loosing a lot of money!
I deeply regret buying here, but I am stuck, and have no other option than to fight to keep from loosing my home...if this saves one person from going through what I have, taking a moment to write this will be well worth the time!

Villas Lakes is a well regulated and maintained association. I've lived in this development for over 15 years. There are many long-term residents who enjoy the neighborhood. The association does have regulations which it enforces. These restrictions include prohibiting open-bed pick-up trucks and commercial vehicles. On a positive note, the association permits dogs and other pets. All in all, the regulations are reasonable and help preserve Villas Lakes as a safe and attractive community.
