They are the worst Management company ever. The owner of the company Lawrence Levy is at best incompetent and at the worst a crook.He hires mostly hacks to do any maintenance and it usually has to be done 2 or 3 times.

He has stolen electricity by tapping into 1 home owners unit's power without consent,when caught he switched it to another home owners permission to run a sump pump.We now pay that home owner $120 a year for the privilege of using there power for a sump pump that never runs, and if it did run would cost about $2 a month..The foundation in the common basement area still leaks.There is a on going mold issue due to this that he refuses to address.He never returns phone calls. He targets the home owners that stand up to him in my case they over trimmed the tree in front of my unit then cut it down actually lowering the value of my home among other things.



Don't take my word for it do some research.but your best bet is to stay far away from him and his incompetent team.



DO NOT HIRE HIM,,DO NOT BUY PROPERTY THAT HE MANAGES.. I currently am starting legal action as well as having the health inspector come in due to the mold issue.

I will update this after the legal action has finished.

Hi Charlene, I note that you say you are trying to get rid of FSM, how does one do this in the states, we are also having many problems with them, and like you they never do the work and they NEVER call back.

I would be most thankful for any advice you might offer.

Your comment is the exact opposite of my experience with Franklin Square Mgt. over the past 6 years: my tenants have repeatedly been harassed over nonsensical "problems" concocted by the management, which has cost me valuable time and money. Writing to the Ledgewood Condo Trust Board of Directors - and indeed, flying from another continent to attend a Board meeting last year - has done nothing to address any of the issues at hand.



Not even when one of my tenants had her car vandalized while on condo property would Franklin Square Mgt. take action.



Most recently, they are apparently unwilling to address the ongoing water pressure and temperature-regulation issues in the building where my condo is located. Repeated e-mails, queries etc. are getting me nowhere.



Similar comments from other property owners on Facebook are more than welcome! Let's work together on this...

Run far away. We are in the process of getting rid of Franklin Square management from managing our condos. Exactly the same reasons as others. The "pet" vendors is exactly what they are. They get companies that do shoddy work and charge top dollar. I'm not sure how much of a cut Franklin Square gets when work is done but whether the problem is corrected, work is done right, they still pay the vendors and make excuses as to why the problem was not corrected. If someone came to your home, was paid to fix a problem, didn't fix the problem, would you pay them before it was done without a reasonable explanation as to why? Try getting a call back from them. You call and people are always mysteriously out of the office, then they don't call back. They shouldn't even be allowed to use the word management in their name.

Franklin Square management is the WORST. They do not call back. They have terrible customer service. They are writing the good reviews themselves. Scroll down and look at the continuous bad reviews, then look at all the good ones one after another. Trust me, stay away. They say they have not received checks constantly that have been cashed. Their bookeeper is there like 1 day a week and is terrible. The vendors they use are awful. I cannot say one good thing about this place and neither can anyone else except for the employees that have recently posted B.S. reviews. Look at their other reviews, either to Franklin Square vendors or no other reviews. Odd that someone would come on just to post a good review about a terrible company.



I only gave 1 star because I had to. They don't deserve it.

I want to thank the staff at FSM who manage my Condo Association. My calls are answered promptly and my questions and concerns always resolved. It is a pleasure to be working with them.

I've found Franklin Square Management to be the most informative, professional, and easiest to deal with out of all property management companies I have used.

There was a situation recently that only Franklin Square Management could have handled as well as they did. For that I thank you, Great job!.

The staff at FSM treat our property like it's their own. They work hard to quickly minimize problems and protect the value of the property through proactive management.

They were very responsive to my after hours call. I received a call back within 15 minutes and they followed up very quickly to fix the plumbing/water issue.

Franklin Square Management has done a great job with my rental and has earned the appreciation of my renters as well. They are great to work with and stay on top of things. I appreciate all that they have accomplished and all their efforts.

They are very organized and always get back to us! They regulate the association rules in a way so that everyone follows them.

Things have never been better since Franklin Square has been involved with my condo. I'm very happy with how the community has been functioning lately and I feel it is because of their involvement.

On behalf of my condo association, we are very pleased with Franklin Square. Communication is consistent and they are very proactive with their handling of all aspects of our community.

This is a terrible management company. They are disorganized and disfunctional. If work is not done or not done satisfactorily they will give you many excuses and still pay their "pet" vendors. They only care that they are paid for minimal work. They do not return phone calls from residents and never resolve problems or enforce rules.

Franklin Squeare Management is horrible. Reasons why, On various occasions the person on the other end of the phone has not only been unhelpful but rude. Many neighbors in the Condo Complex I formerly lived in never had a good thing to say about them or our contact person. They do a very bad job at resovling issues, disputes between neighbors, rule enforcement, maintenance, etc. STAY AWAY FORM FRANKLIN SQUARE MANAGEMENT. I have no idea how they are still in business. I was considering buying a condo in a complex in Medway Mass but decided not to when I found out they were the management company.
