I finally moved out of Burnham Towers in November (I lived there from April 2010) so I want to post with a few comments about my experience with MPB Properties.

I had zero issues on move out and I received my security deposit in the mail 2 weeks later, which I don't think is too long to wait.



To those people who have made complaints about security deposit I will make the following suggestions, and I would make these no matter who you are renting from.



Remember, the landlord is not obligated to return your deposit, READ YOUR LEASE and double checked the terms of the return of security deposit.



Below is what I did to ensure no excuse could be made for keeping the deposit.



1. I read my lease again.

2. I gave adequate notice of my intention to move out.

3. I thoroughly cleaned the apartment from the toilet to the kitchen sink to inside the stove and fridge. Remember that the place needs to be presentable to the next people moving in, if you don't clean it, the landlord needs to pay people to do so, and that money comes out of your security deposit, as it should.

4. I contacted maintenance BEFORE I MOVED OUT to repair a few minor issues with the apt that I was unable to fix myself. Anything you leave behind unfixed will ding you on the move out inspection, which equals lost deposit money.

5. I took photos of the entire apt once it was clean, just in case the landlord pulled a game that I had Port Property pull on me, which was to show me pics proving the apartment was dirty, even though I had cleaned it, but I didn't take pics of my own to refute their photos. I got almost nothing back from port property incidentally. So take photos and cover yourself.



Thats it, its pretty simple really. I would guess that those people complaining about not getting their deposit probably left their apt in a mess or are just entitlement generation children that expect everything to be handed to them.



I will repeat in closing, NO LANDLORD is REQUIRED to just give you back your deposit if you do not meet the terms in the contract, so learn to read and stop being whiny babies.



All in all I had a good experience with MPB properties. My biggest complaint is getting in touch with the Landlord directly is really difficult, but that is offset by how easy the maintenance man is to get hold of, so really, I don't feel that is worth complaining about.
