One of the big HOA Management companies in Provo. Slightly better than the other management company in that they respond to emails (best form of communication). The Repairs Department is especially helpful with getting things done. My one complaint for that department though is that you are not told when the technician is going to come (which day) and so they sometimes come into an empty apartment with valuables out.

With the agents that go around and show open apartments, they aren't too knowledgeable with the apartments. I would ask questions during the selection process and they wouldn't know what to say or they'd have to call their boss to ask, including questions about the complex in general.

Website is nice but I would never pay rent on there, To run a Visa they charge $25 for a convenience fee. You can just as easy drive a check down to their office and put it in the Rent Box.

We have had slight problems with parking and the internet. Regarding the internet there was no notification that they'd be switching to a secured login system and because of that everyone in my complex was without internet for 3 days. The parking is also divided up strangely and the lines in the lot need to be redone. Something odd involving a recent discussion with other renters in my area is that someone that works at Aspen Ridge told them that parking is a decision left up to the renters so they can have it as a free for all even if it is guaranteed in the contract that the numbered parking is reserved for those living in that apartment. It is really only when complaints and comments mentioning BYU Housing that they stick with what they guaranteed us in the contract.

Sadly enough they are probably the best landlords that I have had while living here in Provo the past 5 years. They get things fixed when you request and they stay out of your hair. Overall I would recommend working with them rather than an independent landlord or apartment complex.

This has been a disaster and I've never heard of a good experience. Below are some details about my experience but I did not capture the horrible time I had working with them.



Even before I moved in to my apartment leased by Aspen Ridge Management, I experienced rude service. They moved my apartment from the one I signed the lease for. They gave me damaged furniture like springs sticking out of the mattress and cracked door frames, and then when I moved out they tried to charge me $50+ for a little dust and dirt, and $50 to move out. They do not communicate either externally or internally. I had many small questions and wanted to follow up with them, and no one would reply - email or phone. I had 3 qualified people submit applications to move in, but they turned them away. They wouldn't even tell me that they had done this, not when I called, emailed, or when possible tenants visited them in person - causing them to look elsewhere for a place to live. While this was going on, each of the three times, I turned people away because representatives of Aspen Ridge Management said they were just waiting for the final paperwork. This has been a disaster. I have spoken to other people who have rented from Aspen Ridge Management, and I have heard nothing but stories like mine. There are more details - like their extreme rudeness to potential buyers of my contract, their unhelpfulness in looking something up in their computer because they didn't feel like it. They are rude, lazy, and a company I would never recommend renting from, but I would recommend, and will to all my friends, to stay away. I have sought help from them so many times, and I have made my case to them many times, and they ignore it. They never respond to my questions or seek in any way to help me because it isn't written in their agreement. They do the minimum to still be legal and someone needs to know the type of company they are.
