I rented a little condo from TPM for about a year. We ended up needing to sell the contract early and unfortunately had to pay the "contract sell fee" in the contract. They were very thorough with their inspections. They even caught the tiniest bleach drip on the contract near the washer which I took care of. The move-out process was no big deal and there was no additional charges taken from my deposit. If I owned a rental unit, I would love to have Gina manage it for me.

I needed a place to rent this past summer and was surprised by the selection and variety of properties that TPM offered. I also know the owner of the company personally. e is a good honest man. The place I found was inexpensive and clean. The two biggest must have on my list.I wanted to make sure I got my deposit back so i followed their written move out instructions. I received everything back.

I'm wondering if the experience is different depending on your apartment manager. I'm surprised by so many one star ratings. We had Angela as our apartment manager and we loved her. We have new carpet and enough for our needs.Repairs have been addressed within two days. TPM totally replaced the bathtub faucet when we moved in, fixed the kitchen plumbing , replaced a key that we broke and never charged us anything.

I rented from them for 5 years, they miss applied my payments to another tenant with a similar last name 3 times then charged me a $50.00 late fee each time. Each time I had to call a dozen times to get the late fee reversed. Then when I moved out I cleaned the house cleaner than it was (dead mice all over when I moved in, over grown lawn, dust everywhere, LITERALLY dead mice everywhere) they ate up my deposit, sent me to collections for things like, you didn't mow the lawn (yes I did, two days before I moved out), the garbage disposal didn't work (I had asked them to come fix it for three years), dead spots in the lawn (for five years I notified them that the sprinkler system didn't work, they ignored me). When I moved in the window latches were broken and one of the windows wouldn't stay closed, I repeatedly requested Wayman Hamilton to replace them like he promised when I signed the contract, that never happened. Don't get me started on when they forgot to mention that they were sending a group of contractors that didn't speak English to take over my yard for a week to replace siding (on my birthday none-the-less) these contractors scared the hell outta my kids cause they were hanging out in my garage on their breaks, when I called and complained Wayman said "well don't you want the house to look better"????????? WTF, what I think I deserved as a tenant who always paid her rent on time is a little decency and respect.

I have been involved with TPM for some time now and have been able to see first hand that they are doing everything they can to provide the best experience possible for tenants and owners alike. They have always been responsive and available. They have always made an effort to address issues and concerns in a timely manners and despite the difficulties and realities of managing properties, they have been able to stay on top of things and do a great job of looking out for the properties with which they have been trusted while striving to provide a positive experience for the tenants that occupy them. Overall very respectable.

TPM is great. It seems like a lot of people have had negative experiences; however, mine has been very positive. Check out the individual apartments because every apartment is different (thus, some people have had terrible experiences). The maintenance usually responds by the next day. You have to call them up.

****FIRE ANGELA COOK***** SEVERAL FRIENDS OF MINE HAVE COMPLAINED ABOUT HER. I PERSONALLY HAD THE WORST EXPERIENCE WITH HER. WHY DOES SHE STILL HAVE A JOB?

I moved out early, 100% arranged my replacement tenant (read: took my time communicating with all these people, scheduling and showing the apartment, and did the paper work together in office)... I saved them so much time and effort.



What do I get? The cleaning + early termination fees that not just sucked all my Security Deposit, but also exceeded it - resulting in a collections account being created and me paying EVEN MORE than my security deposit! How unreasonable is that? Take my deposit, whatever, but bill me even more and send it to collections?



Awful.

I called manager W***** to discuss these charges but 2 days later I've not received a call back.



Typical landlord experience - gobbles your security deposit. I didn't leave the place in poor condition just needed wipe down and vacuuming, period.

Avoid at all costs.

Look around at other sites that have reviews from them. Most are a solid 1 star. Pathetic company. We are trying to move out, but if we do we have to keep making monthly payments until someone moves in, and I would NEVER recommend anyone to move in here. I couldn't lie to someone and say it's great. Basically I am stuck with them until end of July, and I hope our unit stays empty forever. Worst worst WORST company I have ever dealt with or hear of. Please, do not do anything with TPM. They will only rob and cheat you. Life will suck if you deal with them.

If I could give negative stars I would. They do not deserve even 1 star. This company only cares about getting your money. They do not help when you ask for repairs or anything else. They don't respond to calls, letters, or anything else. I would never want my friends or anyone else for that matter to have to deal with such BS as living in a place owned by TPM. When we started to rent it was a different manager and they did a great job. Then TPM came in and it all went to crap. Started with them coming to the apartment to inspect and do repairs. I told them the repairs needed, and they said they would take care of it. After 2 months of waiting I ended up doing it myself. It's been at least 9 months and I never heard back from them. Other things have come up since, and they still don't get back to me if I call them. Pathetic company. DO NOT RENT FROM TPM!!!!

Don't do business with this company

TPM is the worst company out there! Angela cook, one of their managers is rude, unprofessional and lazy. She really does not deserve to have a job but somehow they keep her as a manager. Anyway this company is a joke and I wouldn't recommend it to anyone. They simply do not care for their tenants. They enter your rental unit without permission. Maintenance sucks. They evict their tenants out just because of complaints about maintenance issues (coakroaches is an issue in most of their units)

dont do it!

Terrible place. If anything needs to be fixed or is wrong with your unit good luck they will advise you of all kinds of things and fine you hundreds of dollars for it. Very disappointed. Also good luck getting your security deposit back
