Apartments are updated, clean, and have all the amenities you could need. Staff is usually very helpful and prompt. Definitely worth considering!

I have lived in the T&E building for 2.5 years. The complex includes clean, modern apartments with updated appliances and wood floors. All utilities (with the exception of electric) are included in rent, along with internet and TV (Dish). Very convenient because of its proximity to VCU’s MP campus. The switch to the new property management team about 1 year prior has vastly improved customer service, which was subpar with the previous team. They are polite and have been prompt with most maintenance requests. Management also conducts regular pest prevention and AC filter updates, which is nice. Electric bills (through Dominion) are really high in the winter months as a result of most apartments having high ceilings and not being super well-insulated. All in all, would recommend T&E.

Both the maintenance and office teams have been excellent. They are timely, communicative, and helpful.

on the surface, this place looks great! exposed brick apartments with modern touches, everything included in the rent, parking, and close enough to walk to campus. However, there are SO many underlying issues. the staff, first of all is inattentive and downright rude. when you try to talk to them about an issue they either ignore it completely, pretend to be busy with something else and say they will contact you later (they almost never do), or make you feel like a child.

Second, the whole place seems to be falling apart and nobody cares. some blinds were broken when i moved in a year ago, and, about to move out now, nothing has been done. when maintenance actually does respond to an issue, it takes them much longer than necessary. just a few minor problems i have dealt with: broken washer, broken dryer, oven face fell off (twice!), mice, and broken thermostat.
WATER LEAKS have been a huge issue since i moved in, and has gotten progressively worse from the mortar wearing away.

also, there are a lot of loud people both in the apartments and on the street at all hours, so this is not the place for anyone looking for a quiet environment.

i cannot wait to get out and i discourage anyone else from living in a clachan property.

The best thing about Clachan Properties is their people managing the properties. They help ASAP. :-) Also, I have a sense that they know what a human being exactly is. They are smiling human professionals! In addition, the properties are very comfortable.

Best apartment near vcu campus. Other ones don't compare.

I would not advise anyone to live under Clachan Properties' management, must less a best friend. They have the WORST service in all of Richmond. I lived there for almost a year, during that year, there were so many maintenance issues that they would halfway fix on their own time. Meaning it could take up to 3 weeks for them to come out. I dealt with MICE. They continued to say that there couldn't possibly be any mice living there. Lies. They gave me one sticky mouse trap for a huge apartment because they refused to believe the rodent existed. Toward the end of our lease, they called to see if we could move out earlier so that the new tenants could move in. Although this was violating our original contract, we were glad to finally be out of the apartment. Then, they told us we would get our security deposit back at least 30 days after moving out. It has been almost 45 days since we moved and 51 days since my friend moved from next door and we have yet to receive anything. They do not answer phones or return messages once you have signed with them, and the people in the office are beyond rude. If I could, I would give Clachan Properties a star rating of 0.

You are not going to find a better deal near VCU. They include all utilities and I got a parking spot. I dig the management at Clachan and will be sorry to have to move as I am graduating. Best apartment experience I have had in Richmond. Four stars and thumbs up!
