I used to live in Richmond the...

I used to live in Richmond then moved to Baltimore for a couple of years. I just moved back and visited my girlfriend who lives at River City Court. The place has just been remodeled and looks great. I think River City Real Estate must be under new management because a lot of their buildings have been remodeled. They have some more I think on the Boulevard as well. It is a good deal for the price.

River City Real Estate is the Devil, and my apartment is Hell

River City Real Estate: 811 N Boulevard



Parking is miserable. Maintenance/administration is malevolent at best. The noise is a constant cacophony of drunk college kids and homeless people. The neighborhood is like a demilitarized zone. The apartment is frigid in the winter and blistering in the summer due to inefficient and outdated insulation and HVAC. HVAC repair will leave you with gigantic holes in the walls for months. Cockroaches are omnipresent, so get a cat. The building is in ever-worsening disrepair. The front steps are suicide when it's wet or icy (don't ever expect them to ice the stairs). The overall policies of the company (which, by the way, is registered to the shyster criminal defense attorney brother of the worthless, unresponsive president Charles Armstrong) are enough to make the little baby Jesus cry. Getting a response from any member of River City's staff is like trying to teach a coked-up donkey to recite Shakespeare.

From personal experience, the only way to get anything done with this horribly-disguised criminal 'front' is to serve some sort of subpoena.



The only reason these slumlords are in business is because suckers like me don't do enough research before signing a lease and their rental agents who talk to you before the signing are incredibly good (manipulative) at what they do. Ask anyone in Richmond, if they hear you've just signed with River City, nine times out of ten the response is, "Oh my god, I'm so sorry!" (That's not an exaggeration.) If you see any positive reviews of this company online, they were written by employees... and I've overheard an employee complain about being asked to write a false review.



For the love of God, DO NOT sign a lease with these evil people.

Horrible

A very bizarre and horribly managed company, whose problems are too numerous to list here. Rent is cheap and the location of most of the properties are good. You may rent from RC for a while with no problems. But, the longer you rent, the more problems you will have, until management makes your life so bad that you can't wait another second to leave. The company could be an asset to the community. But its main problem is the attitude and conduct of the management, which will put you on a s--- list if you ever complain. It bullies and insults its tenants (not to mention insulting the intelligence of its tenants), posts fake reviews online to bolster its ratings, and defies its tenants to sue. Very strange. The facts are indisputable. RC has an unsatisfactory rating with the BBB, and despite claims of the management, it has recently INCREASED its pet fees. Also, despite boats by the management, the company does not have a 98% tenant occupancy. Read other views online or at apartment ratings.com to get more info. Things have gotten so bad that a renter's association has formed to combatm the horrible business practices of RCRE. There are many, many other companies to rent from in Richmond. Your would be better served giving your money to someone that actually cares and does not have bald contempt for its tenants.
