We were going to refinace our mortgage with Countrywide Home Loans. In order to do this we had to pay $435 for an appraisal fee because they will only let you use their appraiser. Countrywide's appraisal company Landsafe Appraisals sent an appraiser from 1st Choice Appraisals. He was supposed to be here between 10 am and noon. He didn't arrive until 12:30 and didn't bother to pick up his cell phone to call and let us know he was going to be late. I guess he must have thought we had nothing better to do than sit around and wait for him. He didn't even apologize for being late. This guy had no personality. When we got our appraisal back it was a lot lower than anyone had expected it to be. I looked through the appraisal and noticed that it was not even accurate. He said we had a chain link fence when we have a wood fence, he marked evaporate cooler when we have central air, our basement was listed as a partial basement when it is a full basement. The comps were 2 bedroom 1 bath homes and ours is a 3 bedroom 1 bath. These 2 bedroom 1 bath homes actually sold for more than he valued our home at. He did not even have our house in the right place on the map included with the appraisal. My advice is to find a different company to work with so that you don't throw your money away on an inaccurate appraisal. I just wish I'd known so I could have done that same.
