Provided by YP.comInvestors Choice has been managing my property since 2008. They are very professional, attentive and organized. The property has been well maintained and cared for. Any issues that may arise are quickly and professional addressed. Alli and Tom are both so easy to work with. We've had excellent tenants throughout the years. I live out of state and it is a huge relief knowing that my property is in good hands.

(Below)- Considering that we (ICPM in Northern CA) have not had any break ins or incidents as described below, it would appear Mr. "Jason K." has us confused with the ICPM in southern CA. We are of no affiliation, being a sole proprietorship with no franchises based in Sacramento and Roseville CA. I sincerely hope Mr. Jason K. will follow up on his false characterization of our company and retract his complaint.

Provided by YP.comAs a tenant, I have no complaints about ICPM. What I appreciate is the responsiveness and the open line of communication. It's very easy and convenient to get in contact with them. I'll be looking them up when it comes time to rent out my own properties.

Provided by YP.comI am sure every company has its share of good and bad reviews, but when the forum provider does not do any screening to give reviews, it promotes a bad habit of people taking 60 seconds to register an online account with no verification, no personal info needed, and no follow up from the website about why they are letting garbage reviews flood in while inhibiting businesses from writing any response...having seen this glitch happen personally to my own business. Maybe its a glitch, maybe its a sick money grab, but if it were true then businesses' online reputations should not be held for ransom.
It is what Yelp is also being accused of in the news today. We all hope it is not true.
The allegation is that if you don't advertise your business with the website, they just wont get around to letting you verify your account and defend your business. I am so glad i was told about this scam. Neither I, nor any business person I know will advertise on this site due to its alleged business practices. Trust your friends, trust your neighbors, trust your family, but do not trust a website with loose verification practices. Go to the Better Business Bureau for more facts.
Thank you for your review. It can be very frustrating, but image management is part of the ever changing industry and we must evolve to meet the expectations of future clients. There will always be negative reviews and we must make it a point to solicit good reviews from customers that have had a positive experience, knowing the people that like us are far less likely to spontaneously write a good review than people with a complaint.

Provided by YP.comI have rented through Alli and Thomas for many years and they have always been courteous professionals. I did my homework and checked them out through the BBB and they have 1 registered complaint and that was addressed and resolved. I cannot speak for the bad reviewers here, except to say they have always been responsive to my calls and quick to get things fixed. I am happy to have ICPM as my property manager!

Provided by YPmobileI had an appointment for a showing this morning. I confirmed with Alli one hour prior to the showing and requested and arrived on time. I proceeded to leave a message twice and no response. I had to travel clear across Sacramento and I did not even get the decency to receive a phone call. If this is an example of how they run their "business" then I am glad I did not conduct it with them.
We are at each each scheduled showing for 10-15 minutes, but if there was any misunderstanding as to the time of the appointment, we are sorry for your inconvenience.

Provided by YP.comOnly 1 BBB complaint (resolved) since 2007 and an A rating (we did our homework before hiring ICPM to manage our Elk Grove home). Simply the best small company we have ever worked with. They rented our property fast, and for more rent than we had gotten previously. Courteous, knowledgeable professionals that know how to find good tenants, and get rid of bad ones. They deserve every good rating they get. Ignore the trash talk and the illiterate. Make your own choice. Investors Choice does it right.

Provided by YP.comNEVER EVER rent from this company. My fault for not doing any research on this company prior to renting from them - lesson learned on my behalf. Give those last few posts some time before writing another review. Come time of move out this company is the worst to deal with. You will be lucky to get a phone call if you need repairs or have questions about your lease. However if you want to rent a home from them they are very quick within hours to call you back. I have several emails to both owners & never received a response. Both owners are unprofessional, rude & bullies to anyone that questions their business practices. Unfotunately I had to give a star rating in order to post this feedback otherwise they would get zero starts based on my experience with them. The three stars on there now are completely undeserving. Bottem line...rude, unprofessional & if you value any sanity or professionalism with a rental company use someone with integrity - this company clearly has none.
We agree that we are quick to respond when you want to rent a house (you agree with this point, so thank you for the compliment). We disagree on the balance of your argument. Repair requests are responded to quickly and prioritized based on urgency. Not all repair requests are approved, as our first and foremost duty is to our Landlords and they have the final say in regards to cosmetic improvements and non-habitability issues. From a moving tenant's perspective where damages are involved, we can be VERY thorough in regards to documenting every dollar of tenant damage done. Inevitably, not all tenants will be happy with their deposit refunds. Those tenants that take care of the property as outlined in the lease will be much happier than those that choose not to.

Provided by YP.comInvestors Choice Property Management is a joke. No investor or renter should invest their time or their money in Alli Luellen-Martin. How they have managed to stay in business with her disrespectful and rude manner is unbeknownst to me! In addition to her crude behavior (which never goes away), she will never answer her phone. However, she will text you back instead. An example of how she responds to your missed call… “Yes?” I have never been treated as poorly (by anyone I do business with) as I have while I lived in one of their apartment’s. Do yourself a favor, and rent from ANYONE else!
As their was no constructive argument here, this appears to be nothing more than rhetoric. We (my partner Alli and I) pride ourselves on being courteous professionals to each and every tenant, regardless of the negative demeanor that we sometimes encounter from a select few.

Provided by YP.comThis company is very unprofessional and Alli is extemely rude and disrespectful. The two "owners" if you will seem like what you would get when you have people who don't have a college degree trying to run a business. The are very rude, and not very understanding about changes in life.And they communicate through test messages back and forth instead of emails like a professional comapny should. And they will nickle and dime you to death charging you $25.00 everytime they deliver a notice or document to your residence. I would stay away from this rental company and go with one without BBB complaints, and one who values building lasting relationships with the people who keeps their company in business, namely renters.
Having only recently registered our business with YP, we have been unable to respond to reviews until now. With 22 years in business (and a college degree), complaints like this one are an unfortunate part of the landscape. We will always champion the Landlord in all aspects of property management, particularly in rent collection (that is the only reason a $25 notice fee would be charged to a tenant). Changes in life do occur as this complaint states, but changes in address occur when rent is not received in timely fashion. We will take these type of complaints as proof of our commitment to serve our Landlords' best interests. As to the BBB reference, 1 resolved complaint (where we prevailed) since 2007 and an A+ rating? We are good with that. Best of luck to you.
