Think again before hiring this inspection company

We had Michael Jones perform an inspection on the property at 6830 Parkside Ave, San Diego. Inspection was done on on Nov. 1st 2008.



During the inspection, he noted how there was water damage in this unit before but how everything is okay now. The laminate flooring at the time was buckled up at the time. He noted this in his inspection report and stated "the laminate floor is loose and raised at the seams in sections. Unable to determine cause".



The bathroom wall had huge yellow stains and when I touched it gently with my foot, the wall just went it. He inspected it and noted in his report "Serviceable, stains noted, unable to determine cause". He said, it just needs minor drywall repair.



After the inspection was done, we closed escrow in a few days thinking nothing major is wrong with the house, especially because the inspector could not find any major problems with the house.



After the escrow was closed, the house needed more than just a 'minor drywall repair'. There was major water damage in the whole bathroom. The whole walls in the bathroom needed to be removed and treated. There was also MOLD growing on the walls. The water also sipped under the laminate floors in the living room and the kitchen and was causing the laminate floor to buckle. The whole laminate flooring needed to be replaced! When we had someone give us a quote, they told us it would cost anywhere from $10,000 to $15,000 to fix everything up!



It still surprises that the inspector did not know of this problem. A lot of contractors that came to give us bid on the water repair project told us they were extremely surprised that an inspector did not find these problems especially since all the floors are buckled up and the bathroom walls were crumbling due to water damage. Some even told us not to go ever again with this company because other more thorough inspectors should be able to catch these types of issues without a problem.

The inspection done for Yang Huo was done with him being present and everything he has referred to was disclosed on our report including pictures. This property is 36 years old and the report shows that it needed some attention in the same areas that Yang Huo has referred to. He was aware that he was purchasing a fixer upper and should have expected to have repairs. Home Inspectors cannot guess as to what has caused the problem, they can only identify that there is a problem, which is what our report does. I've been doing home inspections for over 29 years and my good reputation speaks for itself.
