After managing rental ourselves for years we heard about Kokopelli, Jeff B is so great, maintenance great, tenants are wonderful. Stress free property management.

Yikes!!!! Stay Away from Long Term Rental from Kokopelli. You can follow all the rules and they DO NOT. They will use your security deposit to do repairs and clean the yard at your expense. We moved in to this home and for months asked for the yard to be cleaned as it was overgrown with weeds, tree debris, broken branches and when we were finally told they would not do it-we were advised to LEAVE IT LIKE YOU FOUND IT when you move out. I worked my a** off cleaning this house following their move out rules (I understand that it can never be as clean as they want it to be) but that house was dirty when we moved in. They promised us a walk thru before and after move in/out - we never got it. I cleaned baseboards, windows, panes, blinds, carpet , cabinets inside and out,cleaned the carpet that always smelled like pet odor (gross), I moved appliances and cleaned behind them. In the end they kept $1336.39 of my $1545.00 deposit. I was in the hospital when I got the news of my $208 refund and I cried! My attending physican wlked in and asked what was wrong, I told her and she asked me ... "was it Kokopelli Property Management by any chance?" I said "Yes" and she told me that Kokopelli did the same to her after living int he property for over 4 years was told she had to move because owner moving back in -she unkowlingly signed a lease with another property with them while still waiting for her depsoit on the old house - she got a letter from them saying they kept her $1600 deposit. She is mad and says because she is a doctor she does not have time to pursue legally. Well I am...I will not let them get away with this. Your bad experiences with this company will be helpful if you share with me. They kept money I needed for school clothes for my kids! I am very upset and angry that they are so unethical!!!!! DONT DO BUSINESS WITH THEM

kokopelli is a company that only cares about there large properties and the high rollers. The small people don t matter to them. when you walk in there they dont greet you in anyway they give you a key and its all up to you to find the rental and take care of it. they put a posting on craigslist and the property was nt ready till two weeks later, when i asked the lady to see it she was very rude about it, two weeks later i still went to see the property and it was still not ready. I was very dissapointed with them.
