Well, thank goodness this company has "an office full of beautiful women" to make up for their unprofessionalism and downright unethical treatment of their tenants. My roommate and I are nearing the end of our lease and cannot wait until the end of this month. The house we rented, which was said to be in great condition, features a slew of non-working window locks, deteriorating floorboards, a sinking bathroom counter, a poorly grouted kitchen counter, broken closet doors, torn window screens, a refrigerator that doesn't close, cupboards that don't seal, sinking foundation, those "in-house heating and air conditioning units," they mentioned? Broken since day one. Oh, and we don't pay for water? Great! Probably because it actually only works about 70% of the time. This company is terrible about answering phone calls, doesn't respond to messages left on their machine, and if you do go in and are permitted the pleasure of talking to their airhead receptionist, she'll simply deny having received any phone calls and then probably try to charge you for some b.s. extra amenity that doesn't exist.Thanks to their promise of satisfaction and fairness, though, we will definitely get our deposit back and someone will fix all of these issues prior to the signing of a new lease, right? Nope. $1,100 extra in order for them to (not) fix anything wrong in this unlivable trash heap of a house. Great business, you disgusting crooks.

I am very disappointed in Valdez & Assoc. which I have been using to manage my rental property. They have been a very big disappointment. Every month they add new charges without my permission. I have instructed them to get the Ok from me, but they choose to ignore my instructions. I am tired of my requests being ignored month after month. I am now going to another company that will listen to my requests. I strongly suggest that you do not make the same mistake by using this company!! This has been a very costly lesson on my part.

The only reason someone usually has something bad to say, especially about the TERMS part of a lease is because you either left the property filthy and they made you pay out of your security deposit to clean it or you broke rules of the property and were asked to either leave or weren't renewed. So as someone who has worked closely with all team members at Valdez & Associates, I know their character and work ethic. I always have and will continue to refer anyone looking for a place to live, to Valdez & Associates. If I were an owner of a property I'd have to say them making sure tenants abide by ALL aspects of a lease is quite reassuring that they are taking care of the owner and the property to the best of their ability.

Valdez & Associates not only has an office full of beautiful women but they are very responsive to all my needs. They go above and beyond to take care of my maintenance problems. They are the only management company that returns phone calls. If I ever own my own rental property, I will hire Valdez & Associates to manage it for me.

A word to the wise: stay away from Valdez and Associates. I rented from them and was very disappointed by poor staff response to problems. If you're considering signing a lease with them, read the terms VERY carefully. I've had many apartments before, and that lease was by far the harshest
