Not the right view..

First of all, the person above is incorrect in his thinking. What you want more than anything is an honest, independant appraiser that will not be swayed by the lender, the realtors or the buyers and sellers. It doesnt matter what the tax office says, nor the list price. You can ask anything you want, the only thing that indicates market value is a house that has sold, what someone is actually willing to spend on a property.



Your realtor should have demanded that the sellers lower the price, you should not have been told that you had to come up with the 4K, you paid too much but it is your realtors fault. Also, it is the appraisers job to report that the sink is leaking, they may suggest a plumber come out and fix it as it is in your best interest to have a home that doesnt leak, and it could have been leaking for ever and caused tons of damage. As a vetran, they want you to get a great deal, they dont want you having to spend money fixing things that should have been fixed.



The appraisers do not hold any money, the lender does, they release money after all of the problems have been fixed and I know it may sound rude, but it isnt, they are not really supposed to talk to buyers, lenders, sellers or anyone that is a principle in the deal. They try to prevent people from trying to sway them, like the sellers could try to say, "oh come on, let it slide, or what is it going to take for you to clear the stips?" so be glad you had an appraiser that was willing to stand tall and do his job correctly.



The problem in California, Florida, Arizona, Nevada, New York were caused by incompetent or corrupt appraisers just making the numbers for the sale. Now look at the problems they are having, be glad you got an honest person. It does get old explaining the rules and guidelines to people, I am sure, and often when a person says they didnt even have to speak to you, it can sound flipant or rude, but I am sure they didnt mean it that way.

DO NOT USE!!!

If you have a choice for an appraiser, DO NOT USE THIS MAN WHATEVER YOU DO!!! We recently bought a home, and since we had a VA loan, we had no choice of appraiser. The home had a month-old appraisal on file, but VA requires their own appraisal. This "appraiser" set our house value at $30,000 below the appraisal on file, and even $4000 below the listing price. We were forced to come up with the $4000 at closing in addition to other fees. In addition to this, he froze funds to the seller because of a sink that "leaked." Even after we had the sink fixed TWICE, once with a video proving the repair had been successful, he refused to label the sink repaired. He was rude, even condescending, to our broker, and even stated to him that "I don't even have to talk to you."



He made a day that was supposed to be exciting and happy for our family one filled with stress, worry, embarrassment, and anger.
