Scam

The worst scam people I have ever met. I paid $38K for renting a property, left it in exactly the same condition I took it, 3 last months paid the rent and utilities without living there. They complained that the carpets smelled bad so I offered $1000 out of my deposit to clean the carpets but they took all of the deposit ($2000) then replaced the carpets with new ones and sent me the bills $500 for cleaning and $3000 (on the top of my deposit) for replacing as well as other bogus charges (like $125 for light bulbs). My new washer and dryer disappeared from the property and they said they didn't see them. I have never been treated so horribly even when I purchased a toilet paper but I had $38K business transaction with these people! They are a total scam, stay away!

Landlord says "Everyone Should Avoid First West Properties"

We own two homes and First West Properties managed them for several months. First West no longer works for us. We would not recommend them to owners or to prospective renters. Our opinions on our firsthand experience with First West are as follows: 1. They did not listen to us or to our tenants. They did not include requested conditions in leases. They did not respond timely to maintenance needs.2. They were unreliable. They arrived late or did not show up to preview properties for prospective tenants.3. They did what they wanted to do, and did not take our direction.4. Their communication skills were very poor including poor follow-up. There was often no response to calls and emails, even after several tries.5. They made minimal efforts to market, rent or show our properties.6. They used contractors who submitted inflated billings for their services and did not review and correct those billings before sending them to us.7. Their paperwork and funds management and legal (landlord/tenant act) compliance skills were adequate.We obtained one tenant's feedback on First West, as follows: "They were truly confusing to work with, really didn't know much about the place, and were always running late with things."We are not aware of any firm in the Sierra Vista area that we could recommend for property management, but we certainly would suggest you try to find someone else, avoiding First West Properties.

Do not do business with FWP

Less then a star~ this company is a total fraud... not only did they illegally withhold part of our deposit but the invoices they attached are clearly fraudulent with different address on them. Items clearly marked as damaged upon move in inspection were withheld from our deposit.... we are filing a civil suit against them. I WOULD HIGHLY RECOMMEND NOT DOING BUSINESS WITH FWP!!!!Also they are not accredited with the BBB but we did file a review with them also.... Upon move in and completing the move in inspection forms provided by this company, several issues were documented as damaged, left uncleaned, and or the conditions of areas in the home not perfect. Upon move out a scheduled walk thru inspection was conducted with staff member Kim Sullivan and the only issue commented on by their inspector was minor- kitchen cabinets not completely wiped clean. Which we then made an honest effort to do. 14 days later when they provided the refund of a very small amount they stated they did another inspection (done by staff member Janet Wilcox) and noticed more issues. Per Arizona Law § 33-1321.regarding Security deposits, we have a legal right to be present for a move out inspection. They did not even attempt to contact us for a re-inspection. One of the invoices they attached to there explanations for withholding was CLEARLY made for a different address then written over for our move out address- that is fraud. Upon move in, and noted on the inspection forms- the drip pans in the kitchen were covered in rust-unusable and they charged $75.00 - or they withheld $75.00 to replace them.... that is an extremely excessive amount. When we contacted them regarding their unlawful re-inspection and fraudulent amounts they (Staff member Amy) merely stated "All invoices are final". We are filing a civil suit against them.

Dealing with the town Monopoly

Granted the Wenc family is not the best place to go to when you want to rent a place that is affordable while re-establishing your roots in this town and waiting for a chance to negotiate on a house... Though Tony does keep nice homes for rent- but its cheaper to buy a house then pay rent on one..... So, the only other person in Town is Frank and First West cause Shomack is gone far as I can tell. While my wife and I are waiting for a chance at a house we rented at Sierra Charles- and well the initial process was pretty painless... UNTIL I did something that supposedly broke the rules by placing a weight bench outside but out of the way under a stairwell. I was asked to remove it by the manager as it was considered a hazzard. I asked her if I could place it instead under the pool cabana so that its in a more appropriate place and other people can use it... nope nope and nope... Ok fine.. so I picked it up and put it away....... stashed it in my 18 foot trailer and parked the big trailer in front of the building- where me and the neighbor have easy access to work out. This is the problem- One- your management Frank treats competent adults like children and are condecsending and rude. As a car salesman if I treated my customers the way you and your staff treat yours the Lawleys would fire me and I would be broke and out of a Job. Secondly- If my weights, which were placed out of the way, on a firm structure that I provided to where they would not "fall" on children are such a hazzard, then perhaps your managment should apply the same standard to those who have plants- some of them poisonous house plants- on the walkways, pool equipment such as floatie tubes lying on the ground, hoses strung out across the landscaping, metal landscaping dividers sticking up sharp edges facing toward walkways (what if someone falls on those), glass top patio furniture outside on walkways, plant food for said planters above laying out for animals and kids to get a nice little handful of Chemicals (Phosphorous makes nasty burns inside people and animals), pieces of rebar sticking up out of the pavement in the parking lot for people to trip over... and lots lots more. So, if your managers are going to be rude, condecsending and childish about trivial stuff lets be trivial. NO MORE DOUBLE STANDARDS. I expect to see all these hazzards REMOVED from the property- and yes I have PHOTOS- in 30 days or I will file a complaint with HUD and other appropriate agencies. In your personal life Frank people know you are sometimes less than forthright- thats no secret in Sierra Vista- but for God's sake thats no excuse to let such things spill over into your business ethics of you or the employees that represent you.... or are you actually that much of a scoundrel? Furthermore- any act of reprisal for my comments and honest assesments will be viewed as such, and under the whistleblower act of 1999 will also be considered as discriminatory. Clean it up- enough of this BS... your tennants pay for better and the people of this city deserve better.

Terrible Company

This company provided terrible service and when I moved out they kept all of my deposits and claimed they had to repair and repaint a wall for over $880. Kim is a complete moron who does know her @#$ from a hole in the ground. If you chose to use this company do it at your own risk and remember "I Told You So"
