Do NOT rent from this complex! I was moving from out of state and had to take the place sight unseen, my own fault, but if I can warn anyone - even if you're in a pinch - please, save yourself and do not rent from this company.



First, I had a friend go for me to check out the place. Again, because I was moving from out of state and could not be there myself. They showed her a nicer unit, told her that this was the unit I would be getting. When I talked to them the very next day, they told me that they had made a mistake, that I would not be getting that unit, but one that looked identical. I advised that I would want it in the exact condition as the one that my friend looked at; they assured me, no problem.



I arrive and the carpet is stained to high heaven. A giant red kool-aid stain right in the middle of the floor, along with cigarette burns and black foot traffic marks. The carpet looked to have been at least 10 years old. The carpet was wet all over, because instead of replacing it, they tried to shampoo it, but decided to wait until the day before I arrived to do it -- so everything was wet. And with carpet that dirty, it made everything really smell badly.



There were holes in the walls that they had tried to sloppily patch over. The storm windows were disgusting and spider infested. They had nasty tile in the bathroom. The bathroom sink and tub were stained and disgusting. The only decent thing about the unit was the wooden kitchen floor.



Due to a neighbor, or due to them not maintaining the building, I somehow ended up with roaches. They don't spray for any kind of bugs.



The tub would never drain properly. I had them out at least 6 times to "fix" the bathroom drain. Instead of replacing plumbing, as the entire unit is in bad need of, they just kept snaking the drain and warned me never to do my own maintenance.



The plumbing in the complex is so bad that all of my neighbors had issues. Maintenance was so fed up with the place that the guy quit because management would not pay for things to be fixed properly.



To top it all off! On my check in sheet, I filled out everything that was wrong with the place. I was assured that I would not be held responsible for those issues. After I move out, I get a notice that I owe over $2,000 because they are holding me accountable for all of the issues noted in my check-in sheeet.



Small Claims Court -- Here I come!

I just moved out of Valley Park Hell after 2 years. I couldnt take it anymore!!! Every door in the building just SLAMS! they have no padding on the doors to stop the constant slamming by other residents and they dont put a door ease on the doors so they dont slam. The doors automatically SLAMS becuz they have no padding or door ease on ANY of the doors in any of their building and they have 5 apts per building so just imagine doors slamming almost constantly throughout the day & my apt complex had kids running up & done the halls slamming their doors and management does nothing about it! No wonder why they have all these vacancies! & the main office doesnt know what is going on half the time. It's unprofessional and ridiculous! They say they care about residents to get you to move in, but when you have complaints about door slamming and kids they do nothing at all!!!! Thanks God im out of that loud, uncaring HELLHOLE called Valley Park Apts!
