Very old and deplorable Conditions in some of the rooms plus any and all of the management tries to when your lease is up to weasel and lie to try and stronghold you so you can't leave. Also they advertise "Free Fiber optic Internet" on the site as well as other locations but they fail to mention that you are required to use it and you can not get your own. The service "Spot On Networks" is very poor quality Internet it constantly goes out and sometimes all night as well as in 2015 it was out a entire month as the representative said it was due to them being hacked. The management at Southern Pines is constantly changing and will more than happy to help you until you want to leave or require something they do not like. The price is cheap but as the old saying goes you get what you pay for. I advice anyone to head the warnings of the many bad reviews and skip this apartment complex.

The price is cheap and for that you get what you pay for. The administration is HORRIBLE. Don't let them fool you and say that "we have experienced all new maintenance and administration turnover" to try to say all problems were on prior workers and everything is great now. They don't do anything for you. I had a broken refrigerator and no A/C for the entire duration of my lease. BOTH pools were broken the ENTIRE summer. My room was 98 most days and these people could care less. The administration answers no complaints and if you go in person they say "sorry property turnover of employees and your request must have been lost." Avoid this place. The owners are criminals. Everything sucks here. The gym is a joke, the internet is horrible, the employees are all rude. Live somewhere else.

Every time we turn on the A/C, the apartment reeks of weed to the point that it gives me a headache. I've complained repeatedly but they just tell me to politely ask my neighbors to stop smoking, but I have no idea which neighbor to even approach. The internet always cuts out at least 5-6 times a day and sometimes for hours or days at a time, so if the free internet is a selling point to you, don't listen when they tell you how fast/reliable it is, because they're lying. The pool has been closed almost all summer because they don't know how to maintain it. They work with a towing company that is run by criminals, so there's a 99% chance your car will get towed without warning. DON'T MOVE IN HERE. We thought it would be worth it to save money but it 100%, without a doubt, IS NOT. I can't wait to move out next year.

Been here for over 6 months and from my first day i was put under someone with two dogs and i was not warned.

now my car got towed out of the blue for a exp tag. The customer service is terrible and the buildings are very old inside and creek all the time

Horrible! Leaving before the lease is up. Takes them forever to fix things; my bedroom window was broken for a month, my toilet still wobbles. Have had many suspicious things go on and the office NEVER does anything about it! Drug deals go on all day and all night, and their traffic takes up parking spots. Walls are so thin i can hear my neighbors full conversation and their snoring. Don't move out here!!!! The roaches,cobwebs(super thick with huge spiders), and unstable foundation is not a place to call home!!!

I've been here a few years. Not particularly by choice so I wouldn't recommend it to anyone else. Every year that passes the rent seems to increase. The property is poorly maintained. Ownership and management change frequently.

After only 1 month of moving in, I was robbed. They claimed at the office that it never happens here but police reports that its a hot area and that it happens all the time. They told me to leave ASAP. This place is full of drugs and theft. Im just hoping nothin happens to my pregnant wife.



They did not allow me to leave irregardless of the circumstances and expect me to leave my pregnant wife home alone with the roaches. The place is full of roaches because they are in the pipelines. We are clean but no matter what we do we cant get rid of them.



Internet never worked since day one and I was given hell for it. Apparently not part of the contract even though they claimed I'd have it included when i moved in. No discounts provided only more promises on how they'd get it fixed ASAP. its been 2 months now and I'm in the same boat. I'm a student and need internet. I had several overage charges on my data plans because of it.



Its been about 2 months since I moved in now and they refuse to let me leave without paying more fees.



Maintenance likes to do half jobs. they don't fix things... I went without my 2nd toilet for the whole first month and bent up blinds that they claimed would "unbend on their own with time." Eventually they came in to replace them and only took down some of them and left some of the old bent ones hanging. Toilet was eventually replaced and left loose so now it makes noise and wobbles every time I sit on it.



I consider myself relatively patient and respectful. This is an honest review and I can only conclude it by saying it has been the worst experience of my life moving here. Wasting over $1300 because of my decision to move here. They have so many empty apartments and its because its not a safe place to live. In the short time that Ive been here, I have myself heard of 4 other incidents from broken windows to stolen radiators. Trust me when i say DO NOT MOVE HERE and whatever you do DO NOT SIGN THAT CONTRACT.

This place has already been beyond terrible and we haven't even moved in yet. Upon making our deposit, we signed a move in agreement. Our move in date was set for the 8th of May. We called to touch base on the 6th, and they had changed our move in date to the 16 and weren't even planning to tell us. We already had all of our utilities switched and entire house packed. On top of that they tried to convince us that was what we had originally signed on by USING WHITE OUT on top of the original date. Then the property manager starting yelling and being so rude, disrespectful, trashy, unprofessional, etc. we didn't want to sign a lease with them after this, but they refused a refund and now we're stuck for a year. Don't waste your time or money. It's nothing but a disgusting mess.

If you want to live here, go ahead and kiss your security deposit goodbye. They change management every few months and your security deposit goes with the old management and you will never see it again. Nothing is consistent, and nothing ever gets fixed. The cheap rent is not worth the headache of living here, I promise.

I moved in about 4 months ago. I love living here. My neighbors have been friendly and the best part for me is the internet. I do a lot of school work online and the internet is super fast so I can get all my schoolwork done. I chose to live here because I feel like this place is up and coming. It used to be called something else but they have made a lot of changes and the management was very helpful and the great customer service was another reason I chose Southern Pines.

My husband and I moved in in December and so far I don't really have any complaints. Staff has been helpful and very quick to respond to any maintenance issues we have. They replaced our water heater the same day we noticed it stop working, as well as fix our A/C and replace our walk in closet light. The rooms are large, there are NO bugs and rent is cheap. When they replaced the panels we did notice it took quite a long time to throw the trash out but the new management seems to be getting things in order.

glad this is over

Ive lived here for almost a yr & im gladI only have five days left. The up keep of the property is horrible. A mattress was lying right in front of the rent office for over a month. I was tol before I moved in they would be replacing the side panels and they were just replace in December. The bad part about it is that after the panels were removed they were in front of my building for over a month. The office staff are rude and dont seem to care about what goes on within the complex. They bring they're kids to work, very unprofessional. Over the summer my cousin and I decided to go to the pool which closes at 8 the "life guard"(not really a life guard idk who he was) was very rude stating we had to leave and it was around 7:30.......welp I only have 5 days left THANK GOD!!!!!!!

P.S. the apts. are very overpriced and are not worth it

I've lived here for a few years due to the cheap rent. Trust me, it's not worth it. The buildings are poorly constructed-mold, leaks and roaches are abundant-no firewalls-3 people were killed due to fires since I've been here-the new owner is disgustingly rude & the new staff is beyond ghetto, unprofessional and lack any customer service skills...particularly the asst. manager Shari, Tracey and manager Pricila. Please consider looking elsewhere for safety & plenty of other serious reasons...I certainly have.
