TLC Properties is the place to live in Springfield. The majority of my college friends lived in one of their properties and they were all so luxurious and had the best amenities.

Warning to renters, Hawethorne Suites pre-leases which means you do not get to see your unit before you sign the lease.



Upon entering our unit for the first time, there was a distinct musty/smoky odor. We cleaned the apartment by ourselves the first night we got the keys. This included vaccuming the carpet 3x before all the dog hair was removed, and wiping the tar off of the cabinets and fixtures. The apartment manager put an ozone generator into the unit, but that did not remove the odor. The second night of our lease it rained and we were awoken by a leak dripping in water above the bedroom window. At that point we realized that the horrible odor was not going away.



Fortunately for us, there is a 30 day grace period where we can break our leasing agreement.



Looking at the other good reviews, our horrible experience is probably not the norm here but beware that your unit may be quite different from the pristine demo.



*Also, our apartment was the only one in the building that does not have a storage room. Another fact that was withheld to us before we moved in.

Overall not recommended to anyone. I was sent off by the military unexpectedly and they were very unhelpful in helping me in my situation. I had to pay two months rent instead to go serve my country while I wouldn't even be at there. Customer service and ownership was not helpful. On top of that the "free internet" was terrible the entire stay.

I lived in a TLC apartment and really enjoyed my experience. The complex was well maintained, and the late night security made me feel very safe. The staff was responsive to any complaints, and my rent was never raised in the 3 years I lived there. Overall, I was very pleased and would recommend the TLC apartments to anyone looking for a good quality apartment in the city of Springfield.

My daughter rented from this management company. She paid all of her rent on time. Most instances it was early. She had no issues with them except when it came time for her to relocate. She had a one year lease and notified them in writing that she would not be renewing her lease. She gave them a 45 day notice and was told that it had to be a 60 day notice even though her contract was due to expire in 45 days and that she would need to pay the rent through to the 60 days. She paid all of her rent through to the 60 days and now they want an additional months rent for an apartment she has not lived in for nearly 90 days. They say pay or they will file suit. I would advice you to check them out on the BBB site. DO NOT Lease from this company. They are CROOKS. We are seeking the advice of an attorney and filling out a complaint with the BBB. Like I said....CROOKS!!!!

DO NOT live in any property managed by TLC! The add more costs every year, what was included in our rent is no longer included but it is extra.

They dont even bill for rent themselves they out source it to a California company and then charge you for their costs in the billing. BAD MGMT STAY CLEAR!

Even though you have to pay a ...

Even though you have to pay a large fee (not a "deposit" or so I was told because you don't get it back) when you move in, I had to clean my apartment when I moved in because there were even puddles left on counters. Overall I loved my apartment. Parking is horrible!! Don't bother asking because they'll tell you its fine, but I had to park in complete other parts of the apartment complex most nights if I didn't get home by 6:30 or so. You can hear through the floors really well, but the apartment itself was still nice. I never had any problems with the management when I lived there. They fixed anything I really had an issue with. My biggest problem is that someone called me and told me I would be receiving a refund check in the mail at my new address.. Problem is that I never received it then they told me I shouldn't get any money back. If you have to pay for the whole month of living there, then you shouldn't have to be out by a certain date on your lease. TLC apartments are nice, but there are way too many better options in Springfield at this point to deal with the company. Maybe some of the other TLC apartments are nicer, but I would never move back into my old apartment.

A review should be non-emotion...

A review should be non-emotional. It should be a fair assessment of the product itself. Not a place to bash a company for things you didn't get that you think you deserve. Adding comments like "they don't care about their residents" or "they just want to make money and not give good customer service" are added fluff from people who, more than likely, are impossible to please and just miserable to be around. TLC has been wonderful to me and my 10 other friends who live at 6 different properties around Springfield. Have some of us experienced maintenance issues? Oh yeah. Has it taken TLC long to fix things? No. Why? Because we're understanding that we're not the only people TLC has to serve. If you are so unhappy, go live at a Wooten property or any of the other property management companies in Springfield for that matter. There's a reason that the TLC complexes my friends and I live at are always near full. Go figure.

All of these reviews seem to be emotionally charged rants and raves about someone not getting what they think they deserved. Things happen. Things break. Prices go up. Utilities aren't included in rent...they were an amenity. An amenity is something the property provides to add value...it's FREE! Now it's not free anymore so no, they aren't charging utilities twice. I can't understand why people think that their situation resembles an entire corporation. I have friends that still live at their properties and they love it. I visit it quite frequently. I'd live there if I didn't already own a home.

Read the other reviews. They are right. STAY AWAY!!!! I have a family member that lives in a studio apartment. The lady on the other side came over to ask my family if the carpet was wet. Come to find out it was soaked against the wall. The floor, trim and it was going up the wall. A pipe had broke between the walls. This lady had called 3 times to the emergency after hours. No one called her back or come to help either. So all night long the water flooded her apartment and into my familys place. It took them 3 weeks to fix it all. They cut holes into the walls and left them that way the whole time. The lady smoked very heavily. My family members couldnt sleep and not to mention the smell of moldy carpet. Plus the hole was about 3 feet long. right beside their bed.The front office said that they would do something to make it up to my family. Well needless to say they lied their asss's off. The are now avoiding them now at all cost.. Plus that othe aprtment. Well it has someone else living it now. I feel sorry for whoever that it. They have no clue what really went on in there. They just feel if they spray the carpet and paint a little everything will be just fine. WRONG. Please ask questions before moving anywhere. Ask the next door neighbors to see if they like it there. Or just read the reviews. Good luck!!! P. S. it says to give the business a star rating. THEY DON'T DESERVE ONE I HAD TO GIVE

stay away! avoid the smoke and mirrors pitch. find some where else to live. TLC is going downhill fast.since fall 2011 .started charging for water,sewer. services.but my charge is based by there method of certain dollar amount per tennant.x sq ft.etc....but there is not a individual meter by city utilities on my apartment for measure usage. they are taking total bill and dividing up costs per tenant to pay for the bill. everybody that lives in tlc properties needs to push back on this with legal representation.because it is not fair.also the rule of 3 calls to security on problem tenant and their evicted TOTAL B.S.!!. custodial workers for repair are rude and cocky!.as if its a inconvience that they have to repair something. and they wil lfind ways to nickel and dime you for everything.!!! please pass this information along to current tenants or future ones!!!! beware!

I was promised one price and given another. The other reviews on this page are absolutely correct...They will find a way to charge you for anything.



They used to include utilities with the rent. Starting in fall of 2011 they no longer do that. Which would be fine if they lowered the rent, but since they are not, they are asking their tenants to pay for utilities twice. Again, DO NOT LIVE HERE.



I have had many family members that had no problems with the, but apparently the company made major changes in 2010. They no longer care about their tenants, and they don't care about the opinion of their tenants.



They flat out lied to me twice. Lawyers were called. THIS IS NOT THE COMPANY FOR YOU. Look elsewhere.

Do NOT live here!!! They are very expensive and find a way to charge for anything and everything. The customer service is awful and the managers are not professional. It's a bunch of greedy, greasy, guys that don't care whatsoever about their conduct or relationship with the tenants. They might have a good pitch to begin with, but after that it is all downhill.

This is the worst place to EVE...

My review is an "edit" to the above listings. First off I am sure it is great for you and your "10" friends that live among the properties. First off you must be college students and in almost all the reviews TLC caters to college students. Why? you ask because ya'll move in and 9 months later you move out. That is $290 worth of leasing fees that the current leasing agent gets to pocket. OF COURSE they are going to cater to you guys. Also, the college kids don't worry about if something goes wrong because 90% of the time they aren't in their apartments to actually see if something is wrong so that is less money for the apartment to worry about. Or the bugs oh the silverfish that infest these walls that are over priced, the college kids don't complain because they are once again hardly there to care. That is again saving the apartments money. The families that actually live in these apartments have to deal with stuff going wrong, the disgusting silverfish, and the loud parties that continue to go on nightly. Of course the college kids love it because they have room mates so the price is really cheap and most of them the parents pay their rent or student loans. So you have no idea what it means when they raise the rent $100.00 then stop paying utilities. I am sorry if you are between the ages of 18-21 and don't have to pay for it so it means nothing to you. But to the families that actually PAY to live here that is ridiculous and that is making a person pay twice the utilities. If you actually listen to their spill about how the water is billed a person would know that they are charging what they feel to charge because the apartments don't have meters and you can't lower and raise the water without accurately seeing how much an apartment is using.



If that makes me unbearable to live around or needing to move then so be it because we are moving and these places can fill up with the disgusting college kids that leave used condoms on the stairs or the lit cigarettes in the breezeways on fourth floors which clearly is a fire hazard. Sorry but no thanks I would rather move then live here.

TLC Properties is full of it! The owners are male's whom are control freaks! They do NOT care about there tenants what so ever! All they are worried about is making money at the expense of the tenant! I WISH I NEVER moved into a TLC property! They treat tenants as if we are subordinates which is highly unacceptable! I want the WHOLE world to know how this business operates in hopes that you will find some other place to live! I read reviews before I moved in and still chose to gamble by giving them a chance and look and behold, Im sitting here writing a review because of the terriable service provided by this place! Do not be fooled! Many of there properties look good on the outside but the in house SUCKS! I am not willing to pay money for horriable customer service which is what this company gives! TLC Properties you have pulled a fast one over me, but im letting th PUBLIC know in hopes that at least one person will not have to endure such pain and agony!

Unexpected

I lived in Battlfield Park Apartments, and recently moved out. The idea that this is a quiet place to come home to is misleading, at best. I could hear the neighbors' conversations in great detail, which wasn't helped by the fact that they primarily rent to the fraternity/sorority students who party until 4 in the morning. You can forget about sleep. I cross referenced my story with a friend who lived at another TLC property (Sherwood Village), and found that he had the same problem. I guess that's their niche, but it certainly wasn't my expectation, nor their sales pitch.



But of course, TLC offers the 30 day guarantee, right? Well, they certainly won't cover your moving costs if the apartment they guaranteed you isn't up to their promises. I've finally moved away from there, thank God.
