Worst property management comp...

Worst property management company EVER! Never rent from them. As previous posters have said HEW also kept our entire security of nearly $1,100. On top of keeping the entire deposit we were billed an additional $25 each for "office fees to cover the move out process". That is what the home owners pay the property managers to do and they are trying to double charge the renters. We were provided a damage report sheet with an itemized list of bogus fees and charges. I called HEW to request the pictures that were taken during the walk-through. The pictures proved the lack of damage and yet HEW stood by their charges. This company stereotypes college students as filthy animals who trash their rentals. They will use that as an excuse despite the condtion of your rental when you move out. My advise, rent from them and trash the place because you won't be getting your deposit back anyway.

Look somewhere else

Steer clear of this rental company. I made the mistake of renting from them for two years, one apartment and one duplex. I recently moved out of town and when I finally received my security deposit return it was for only $21! I paid them nearly $2000 in deposits and wasn't even charged for any damages! On the apartment I rented they charged me over $600 in fees when the deposit was just over $500 which took out of the duplex deposit. This company is just out to get college students money and that is just what they did with both my wife and I. I will never recommend anyone to rent from this company. Besides hardly getting a deposit back, they charge a $100 late fee if you are even a day late with rent, they charge a $300 non refundable pet fee for each pet that you have (this didn't carry over from my apartment to my duplex, I had to pay it twice), and if you manage to get them to come out and make an repairs, they avoid spending money buy having their maintenance people come out and do shotty work. We had a skylight in our duplex which had been broken in a hail storm and their repair was a piece of duct tape over the hole! Also, they say that after you move out they have the carpet professionally cleaned, have a professional exterminator come out and then charge $100 for paint, and $100 for "carpet wear". However when we moved in to both residences it was obvious that there had not been new paint as well as not being sprayed for pests. I was constantly killing and spraying for bugs while I lived there. I can't even begin to count the number of spiders I had to kill. There were also deductions from my deposit which were not even mentioned in the contract such as an "Administrative Fee" a "Utility Fee" and a "Stove and Hood Cleaning Fee" which was almost $100 for my apartment that I never used the stove in. In fact, when I moved in it was such a mess that I had to clean it myself because there were grease stains all over it. So unless you like not getting any of your security deposit back (which is more than a months worth of rent), paying more less and having to thoroughly clean before you can even move your stuff in, then I highly recommend you look elsewhere. I rented from them the second year purely because it was just easier to sign a new lease with them and now I really regret that decision. If I had known that all of my security deposit was going to go towards bogus fees which I'm almost positive are made up, I would have stayed in the dorms.
