I can't even begin to describe the awful service that this appraiser provided on a property we had under contract. The appraisal report was an absolute joke and caused EXTREME STRESS for everyone involved. Including both the listing and purchasing real estate agents, the lender, the sellers and for sure my wife and I.
We had a contract accepted on a beautiful maintained 1920s Craftsman Home, in an ideal location. That has in- ground pool, wired workshop etc. This home is in walking distance of shops and dining and is in the historic district. This appraisal came in under by FIFTY THOUSAND DOLLARS less than the contract price.
He pulled a comp from some mid 1950s home that looked as ugly as all get out and had been bought as an fixer up-er by an investment group. And was is horrible condition but he claimed it was in better shape than the subject property. (he gave it a rating of 3 vs the subject at 4)
Next comp he didn't even take the right picture of the property, what house he took a picture of beats me but he refused to admit he took a picture of the wrong house, a simple google maps search exposes this error.
The third comp was yet again an ugly mid century house that anybody with a 5th grade education could tell you was not a real comp.
The appraisal took a month to complete because this appraisers own management company had million questions but he dug his heels in like a stubborn, and lazy person would do. The lender knew that this was a bad appraisal and thankfully they allowed another one to be ordered.
The next appraisal came in over the contract price with no issues. Real comps were used like other Historic homes and the location, pool and workshop were actually acknowledge as something of value.
This appraisal was so awful that we were refunded the amount from the bank at closing and everyone at the table agreed that you gave the worst appraisal that they had ever seen!!
