***ATTENTION PROPERTY OWNERS AND PROSPECTIVE TENANTS! SAVE YOURSELF SOME GRIEF AND DON'T GET INVOLVED WITH THIS COMPANY IN THE FIRST PLACE!*** I wish I would have read the agreement more closely. I had to learn the hard way. It's scary to realize that they operate in THREE STATES (Arizona, California, & Nevada). The owner is more interested in COLLECTING FEES than providing customer service or protecting his client's property investments. We are property owners (Landlords). He likes to blame bad reviews on unhappy tenants. Happy Tenants make for Happy Landlords and this company has few of either. His company doesn't care how long it takes to get a property rented because, once it's initially rented, they will continue to collect monthly management FEES regardless of occupancy status. The Landlord has to pay a commission FEE to the Realtor who refers the tenant to the company not to mention a $295 Initial Admin FEE. Try to cancel the agreement when a lease is in effect and you'll pay monthly management FEES for the remaining lease term. The Management Agreement also states that "Manager shall be entitled to collect and keep as compensation all miscellaneous fines and fees from Tenant to include but not limited to late, multiple checks, administration, pet and non-sufficient funds fees". Therefore they have a financial incentive to seek out tenants that have pets because they charge the tenant $250 per pet as a non-refundable PET FEE. The more pets the merrier!! It's PURE 100% PROFIT to the management company. It doesn't go to the Landlord who may experience pet damage at his property. If a tenant is late paying rent and the bank charges a late fee because the Landlord's mortgage payment is late, the management company gets the tenant's LATE FEE! The Landlord has to pay the bank fee himself. SO MY TWO EXTRA MONTHS OF MANAGEMENT FEES? $150 OR 100% PROFIT...THE TENANT'S PET FEE? $250 OR 100% PROFIT...THE TENANT'S LATE FEE? 100% PROFIT...WRITING HONEST REVIEWS ON YELP AND OTHER SITES? PRICELESS!!

The owner Jayson Yoss even wrote his own company a 5 Star Yelp review (which Yelp promptly deleted for violating their Terms of Service or Content Guidelines) and here on YP (04/23/2012) and deleted for the same violation. His Office Manager SOLICITED REVIEWS FROM CLIENTS. I saved the email. You might even see some of those solicited reviews here. VERY UNETHICAL! NOW HE'S THREATENING ME WITH A SLANDER LAWSUIT IF I DON'T REMOVE MY POSTED REVIEWS BY 3/6/15! YEAH THAT'S RIGHT! HE'S TRYING TO SUPPRESS FREEDOM OF SPEECH!! THAT'S PRETTY DISGRACEFUL FOR HIM TO DO, ESPECIALLY SINCE HE'S AN EX-MARINE OFFICER WHO SERVED TO PROTECT OUR RIGHTS!! PLEASE DON'T GET INVOLVED WITH THIS UNPROFESSIONAL, UNETHICAL, UNFAIR, & UNBELIEVABLE COMPANY!!!

Monica and the whole GWM staff have done an excellent job of managing my property, not only is the whole staff very professional but were able to market and lease my home within 2 weeks. Thank GWM for the great job!

Golden West has always had outstanding service. If there is ever an issue they respond quickly. I even sent a work order on a Sunday morning and someone called me within 2 hours to let me know they would be working on my issue first thing Monday. I have never had a problem with GWM!

I’ve been very satisfied with the way that Monica and her team have been managing my property. I’ve owned a duplex in Tucson as an investment for 2 years. Prior to working with GWM, I had two previous property managers, but I was not satisfied with either of their services. Monica’s the first property manager for my property whom I have felt has understood the importance of managing expenses in order for my investment to be successful. In the time that I have worked with her she has also found a tenant for each unit of the duplex without the unit remaining vacant for more than a month. When one of the units was taking longer to rent than we would have hoped, she suggested two different marketing strategies to attract a renter. And within a week of implanting that strategy, the unit was rented.

I feel very comfortable with her management of the unit, and feel that she is not just out to get a commission check but is genuinely interested in making sure that I have a successful investment.

This company is awesome to rent from. I have been with them for six months now and my manager is great. Anytime I have needed anything he has gotten it done. They handle everything from the maintenance to your inspection so you don't have to jump through hoops. GoldenWest PM is an easy choice for anyone looking to rent in AZ.

Golden West is in control of several of our investment properties and I am satisfied with the way they have taken care of us. Certain things do come up from time to time with any property, but I rest assured they handle it with promptness and the professionalism I have come to expect. I recommend them to anyone and everyone.

When we moved into our first place with GWM my leasing agent has always been so nice to me. We had a little problem with the apartment when we moved in but thanks to my leasing agent and her co-workers they got everything done and kept me informed with what was going on via email. The staff here is so friendly; they are willing to help with anything. When our lease was up I was not ready to end my relationship with GWM. After looking through the places they had listen we found a beautiful two story home. I would highly recommend everyone to rent from GYM. You will not find another company that will treat you like their first priority.

When I called the office, I spoke to the leasing agent (who was very helpful) and I was able to obtain the lock box code to view the property I was interested in. Our leasing agent was very friendly when my spouse and I went into the office to sign the lease. She answered all our questions and was very thorough. Coming from someone who has worked in the customer service industry for 5 years, customers are the reason you all have employment and should be treated kindly. High five to GWM for being at the frontier of that relationship. I will recommend friends and family to GoldenWest Management if they are in need of their assistance.

You guys are #1! Ive been having the hardest time trying to get my rental property rented, but when i made the switch to GoldenWest Management, they had my apartment rented in almost no time at all. I give them 5 stars.

We had a management company before going over to Golden West and when we made that transition Golden West found many mistakes with our previous managers. Not only did they fix all the mistakes but they continuously keep us in the loop with everything going on.

I finally had enough with spending so much time finding tenants, tracking down rent, making repairs, and so on. GoldenWest has given me excellent service for the money I pay them. For a small percentage of my rent income they take care of everything I had to do before and it's such a relief!

I had always dreamed of owning homes across the country but unfortunately California is just too expensive still, so after I decided on Arizona I looked up Goldenwest Management. Ended up with a beautiful 4 unit place and it rented out for top dollar almost instantaneously! They were a saving grace- helped me along every step of the way.

Trying to find a decent property management company can be difficult, especially when you live out of state, but as soon as we found Golden West we knew we were in good hands. Because of their hard work, we haven't had to fly out to Tucson in over a year- definitely a relief for a homeowner! We even feel confident enough investing in other states, knowing everything will be taken care of properly.

Living far away can be difficult, when dealing with Property Management companies, but Golden West left us feeling at ease. Our house is being so well taken care of, we now realize that all we've needed was a company like Golden West to take our worries away!

They take care of the little things for me so I don't have the worry about them, and always include me in bigger decisions. Tenant turnover is quick and I'm always kept informed of their progress while the units are vacant. Quick response time with calls and inquiries.
