Provided by YP.comWe moved here as they were opening.We were told there would be a beautiful lakeview upon completion.We were also told there would be a nice walking trail,so we opted for the more expensive lakeview.Big mistake!!!I wish we had of chosen the parking lot view.We were also told there would be a second swimming pool and phase two behind the lake starting soon.None of this happened.We overlook a field.They won't even put in grass,not to mention turn on the sprinkler system,to at least green up the weeds.There is constantly trash all over the parking lot and sidewalks,which is now apparently considered the walking trail.Maintenance is nonexistent and there are new employees every month,as I notice when I pick up a fed ex package at the office.There is no reason to consider this place home.This apartment complex is a year and a half old and quickly becoming ghettoville.I can not imagine the condition of this place two or three years down the line.Thank goodness we won't have to!We are moving now!

Provided by YP.comYou'll discover a spectacular community, that you will be proud to call home. I've been living there for over a year now and the place is great! The management here is very nice and are willing to make your stay at the complex an accommodating one! I live in a 3-bedroom apartment here and its space and layout is nice. The pool is nice. Their workout facility is nice. Let me tell you: It's nice!!! If you haven't made an effort to at LEAST come and visit the place, what are you waiting for?! I had never seen a complex give me a more spectacular gift on Valentine's Day anywhere else! Rewards are everywhere here! Cumberland Place Apartments is a home for me with its peace, quiet, and fun times! If you have a family and you're considering a complex in Tyler, come to Cumberland Place! You'll regret signing with anyone else because no one else has a bigger, nicer, and more accommodating management/maintenance staff than Cumberland Place here in Tyler!

It is awful,dirty and basically no maintenance!Very expensive and loud!!We moved here over a year ago and could have moved into any apartment complex in Tyler,and chose the new one.We figured since it was brand new,we would feel safe and be treated great!Wrong! The staff turns over every month or so ,apparently because of the out of state owners and the poor pay, and they let people into the apartments you never would have imagined.It does not feel at all safe or like our home.We kow of four managers they have had in a little over a year,which shows absolutely no stability.The fat lady from corporate is present about half the time,and she is rude and very unprofessional.It seems very much like a little 'ole company! Don't move here!

Provided by YP.comI have been living in Cumberland Place for about a year. I was terribly misguided by the website reference. Let's talk about the good first.
The staff is great, they try to handle any problems you may have expeditiously, the apartments are very modern, the business office is great as well as the common area. I absolutely love the gym facility, this is probably the best out of all of the apts I viewed in Tyler. The tennis court is nice and in close proximity to the childrens play area, aside from the lights not working properly this is a nice amenity. Other than neighbors pets releaving themselves in your patio area, the grounds and "lake/pond" area are very neatly kept. Now on to the bad.
*Upon moving in the apt was not very clean, there was saw dust every where, dents and dings in doors and walls, scuff marks on painted walls, and leaking faucets. (i was told that the apt had not yet been occupied by anyone)
*You have access to an alarm for your apt, but I wonder what is the point when the door knobs on all of the doors both outside access & inner access are the type that all you do is attatch and twist on. Within the first week of living here, my bedroom doorknob had come loose, and after looking closely, I noticed it was a quick assembly door knob. (Same as outside access doors) Also as far as security purposes, the entry gate rarely works properly or is left open to any and everyone.
*There is only one trash compactor for the entire complex in which they empty maybe once every 1 and a half to 2 months. There have been several occasions where I have ran into raccoons and other critters just trying to place my garbage in the compactor.
*Probably most disturbing is the fact that you can hear ANY and EVERYTHING your neighbors are doing, YES I MEAN EVERYTHING. From TV, dishwasher, dryer, shower, FLUSHING OF TOILET, conversations, to just normal walking around, etc. The transfer of volume and noise do not seem to be muffled by anything. If you are looking for silence, this is NOT the place to find it. And it's not that the neighbors are loud, its the fact that all the noise transfers through the walls as if there were nothing there. If choosing this apt complex, be ready to be close to your top, bottom, right, and left side neighbors, even if not by choice.
I thought this was going to be an overall great place to live, but I would not recommend this place for anyone. For all of these problems & more that I actually have not listed, it is not worth the money that I pay every month. I would prefer going to an older complex if that means less structural problems.

When I moved here I was very impressed with the staff and how much they seem to care, they even offered their maintenance crew to help us move! The apartments are by far the biggest in Tyler and include everything we needed; we didn’t even upgrade the cable because it was so good.... They do have a trash compactor instead of trash dumpsters which is alittle inconvienet but atleast we dont have to smell or see trash... From my understanding the complex is under new management and while I don’t feel there is much improving to be done, it seems to be getting better day by day. The staff is very friendly and I cant wait to see what happens next here! : )

Provided by YP.comThe apartments are POORLY built with cheap materials and parking sucks. Also, there is one trash compactor for the whole complex and it is located at the back of the property. I live in the middle of the complex and it is exactly 1/2 mile to the compactor there and back. Unless you want to walk that far with your trash, you have to drive and that sucks unless you have a truck. The amenities are good except you cannot have ANY food or drinks at the pool which is absolutely ridiculous if it is 100 degrees outside! I understand that we should all clean up after ourselves but I was at the pool daily and it was never that bad. I did notice that the trash can was always full and smelled but that is management's fault for not emptying the trash on a daily basis. Also, you are only allowed ONE guest per apartment to visit the pool! I think that the management could work on their professionalism by not voicing their opinions and using profanity to other employees while tenants are around or in the business center. Overall the place is not a complete dump but it is definitely not as nice as they advertise and NOT worth the money!

Provided by YP.comCumberland Place apartments are beautiful wonderful place EXCEPT for the PARKING!!!!! It totally sucks.. Not enough parking in front of buildings and the ones that are open you have to pay 35.00 for.. They won't put anymore parking even though they have plenty of room to put parking.. If you get here after 9:00 you will have to park a far away just to park.. NOT GOOD!!!
This sux when we pay so much for the apartements, and the trash NO DUMPSTERS.. Only a compactor in the very back of the place.. You have to drive to take your trash out.. NOT GOOD...
However the management is wonderful they work with you and the place makes you feel like home...

Provided by YP.comI have lived in these apartments for a little while now and at first I was in love with them. The ammenities are nice and the property is attractive. There have been some problems with people not cleaning up after their dogs...YUK. To managements credit they have been actively trying to stop this. However, there has suddenly been a ban on food and drink of ANY kind at the pool. REALLY? This is Texas, for crying out loud it is 100 plus degrees outside! I realize it is because someone left a mess at the pool, but really? Isn't that why my rent is outrageous so maintenance men can clean up the occasional mess? I mean let's start in the middle of the road with a notice to all residents to clean up after themselves and if caught leaving garbage be banned from the pool. Why take a hard right immediately out of the gate?

Provided by YP.comI have never been treated so well by an apartment management firm. yes i will say that it has taken time for them to get the buildings complete and some of the buildings are not done yet, but they are getting close. The sizes of the apartments are so large. Stainless steel appl. wood floors and just the fact that you will be the first ones to live in them was the biggest deal for me. In the tyler area there are several other apartments facilities that are nice dont get me wrong but they have been around for a few years and are seemingly getting run down. The complex here at cumberland place will have so much more amenities than anyone is going to have! the gym is awesome you are able to walk around the complex with a walking trail. swimming pool is great. very clean establishment. so so glad i can call this home.
