DON'T LIVE AT THIS PLACE!!!

a/c units are so freakin loud that you can't even sleep at night. I reported to the office over ten times and they don't do crap about it. Managers don't care about it at all. Don't even think of visiting this place to take a look because a/c units are usually off during daytime and it starts buzzing at night. Can't sleep, can't study at your own room.

Terrible Management

I would give this place ZERO stars if possible.



We'll start with the positives. The apartments are nice for CU area. However, all of that is offset by the terrible management. The day I signed my lease the manager acted as if I insulted her mother. You would think they would be happy that someone signed a new lease. I simply brushed it off because I thought maybe she had a bad day. However, in my 6 months here I have yet to have an encounter with her during which she actually smiled.



Unfortunately, the behavior doesn't simply stop at the courtesy issue. It seems like most of the managers or asst. managers are college aged kids. Perhaps they are students here or they are high school drop outs hired at minimum wage. Regardless, they like to threaten tenants with things that they know nothing about. One of my roommates likes smoke. I personally don't, but have no problem with people who do. The management often comes in here and threatens that since this is a public building, the new Illinois smoke free law asserts that no one can smoke within 15 ft of the building (she doesn't want him to smoke on the balcony). However, if one were to actually look at the law, all apartment buildings DO NOT count as public buildings. Also, nowhere in the lease is smoking on our balcony prohibited. Also, she informed us that it is against the rules to have guests in your apartment when you are not present. So let's say you're having some friends over, and you need to run out to the store to grab something. You would have to ask them to leave for the time that you're gone or else (and here's the best part) she would call the cops and have them issue citations for trespassing.



Also, we are supposed to receive a notice 24 hours before they come into our apartment. Lately, they just barge right in. In the past we were informed that we would have to replace our microwave/over the stove hood combo because the vent fan had irremovable black dirt/dust particles on it. Well after they left it took us about 10 minutes to wash that off. When it was washed, it looked brand new. Today we were once again informed that when they came into our apt last week (without notice), our apartment was dirty so therefore they will charge us some fee. The funny thing is we actually cleaned between then and now. I don't see how they can charge us since they did nothing at all. No one was sent to our apartment to clean.



Basically, capstone has nice rooms, but the management is terrible. They're really grasping at straws here. If we're such bad tenants then why don't they threaten to evict us? It's because they do individual leases and have a hard time reaching full capacity. One of our roommates left after the fall semester. It is now midway through the spring semester and his room is still unoccupied. When I moved in, I was offered the choice of living in a 3 bedroom apt all by myself. Since this is pretty much the farthest apartment from campus (10 minute drive, bus every 30 minutes) not that many people want to live here. Also, the apartments are owned by individual investors not Capstone. Capstone serves as the property managers for these investors. I imagine there is pressure from the investors for higher return on their investments. I live in a 4 bedroom and 1 br has been empty for 3-4 months. I'm sure the builders promised 100% occupancy and the investors are unhappy wiht the 75%(at best) occupancy. So what do they do? They find ridiculously reasons to charge you fees so as to bring in additional revenue.



Avoid this place at all costs. You will be miserable here.
