In my experience with Cindy, Lisa and Guard right property management, I have nothing but good things to say about them. I rented from Guard right for just under 2 years and the only reason I moved was because of my job. They were always very receptive to extenuating circumstances as long as I clearly communicated my needs and situation. They were always quick to respond to my calls and inquires about the property that I was renting. If I ever move back to the Vernal, UT area I would confidently rent from Guard Right again. My only disappointment is that they do not rent in my new town. Thank you guys

I am very hesitant to give this company one star because Iike the others Cindy the Guard Right Properties Manager has been nothing but unprofessional. We moved into a house that was vacant for over a month but the carpet laying and broken air conditioner was not done ... NOOOO....we had to live with furniture all piled up until the carpet was done, over a week. The temperature was in the 90s and we sweltered for four days. Luckily I took pics when we moved in and when we moved out. I had to clean the filthy kitchen and air vents. We had a broken ice maker, a hole in the main bath, a broken panel in the bathroom and the dishwasher left the dishes soiled. We fixed all we could but the hole in the bath and ice maker. We paid all bills posted online religiously and on time...but still incurred a late fee of $100 now and then. We were always telling her to take it off. We paid a $2 convenience fee even though we paid straight from our bank account. We spent a large amount of time asking her to put our name on utility bills so we knew what amount to pay and when to pay. Apparently one bill was never attended to or entered online for payment and without proof we are expected to pay it. Now it's been almost two months since we left and we still don't have our security deposit. Just last week we were told that we still owe a garbage bill and that she deducted it from the check. All payments that were posted on the online Portal were paid and nothing was owing. Cindy told us we owe this money 40 days after we left. We wanted to check the Portal but she had already locked us out. Cindy informed us that this deposit check is apparently on its way to us from Alabama!!!! It's been four working days and it's still not here! When we walked through the inspection Cindy ran her finger over every surface including the base board! That house was cleaner than when we moved in. Cindy mostly ignored emails answered with incoherent language promising to fix things, but never got around to it. Don't rent from this Rental Property Management Company called Guard Right Property Management or you will be very sorry.

We have been using Guard Right for 5 years each summer living in a different location. They have always been helpful, polite, professional and accommodating. We will continue to come back.

My husband, myself and my children moved to Vernal and this company worked with us wonderfully seeming how we were coming in from another state. While we lived there the company was great to work with and every time we had a maintenance request it was generally filled within a couple of days if not the very next day! We had to actually move out before our contract ended and Cindy was wonderful with working with us and helping us to find a replacement person to fill the rest of our contract. We really enjoyed working with them and I honestly was even thinking of wanting to work for them if we would have ended up sticking around the area. So grateful for them and the people we worked with there.

Absolute worst most dishonest realty and property management company I've ever had the displeasure of renting from. After over a year as a tenet never missing bills and always taking care of the property with my wife and 2 children upon our decision to not renew the lease we have bent over backwards getting the home cleaned. 60+ man hours scrubbing with qtips and over $300 in external cleaning services its still not good enough for Cindy the rude overbearing manager in the tooele area. The house is cleaner now and in better repair than when we first moved in. We have gotten rude anide and my wife has received downright hurtful texts and emails. I can't begin to tell you how much of a nightmare its been over the last year with this group. Turn back now folks its not worth the fight.

I worked for Guard Right Property Management for about 2 years. They are the most dishonest company I have ever worked for. Not only did I quit my position with them I would not rent from them or recommend renting from them.

I would describe these guys as amateur and unprofessional. The agent I dealt with acted like she was Donald Trump but didn't even know the basics of property management and they do everything "on the cheap" which ends up costing much more when something goes wrong and your tenant sues you! I also had a look at their rental agreement. Looks like some basic rag they downloaded from a google search. Not even sure it complies with Utah statutes. I decided to go with someone else to handle my properties.

Me and my husband rented from guard right properties when we first moved to Vernal. Do not rent from them!! The management is horrible and rude. They charge hidden fees and never fix anything. I called to see if our lease was up and if my rent was going to go up and the manager Cindy said to me "i dont have a crystal ball". They lost our rent check and charged us$100 late fee and she told my husband he needed to get it together cause its unacceptable. DO NOT RENT FROM THEM. Ask the current tenants there they'll tell ya
