Waldport Realty owner Phil Spulnik was the listing agent, and I was a cash buyer willing to pay more than the asking price. My buyers agent told Mr. Spulnik that I would arrange to do an inspection of the house the next day and make my offer, but two hours before my appointment Mr. Spulnik told my buyers agent that he had already arranged a full price offer. So even though the sellers would have received more money from me, Mr. Spulnik shortchanged both his client, and me as the buyer, by not allowing me to participate in the process. Since Mr. Spulnik is hasty to act and not inclusive of the entire market in his dealings, I recommend avoiding disappointment by not dealing with him. There are plenty of more trustworthy realtors in the area like Emerald Coast Realty and Prudential. Deal with them instead. In the future I will not waste any more time looking at any property sold by Waldport Realty.
