Run far away from Ladd Vien! Unfortunately, I signed a lease option with REC and deposited $10k. They never fixed anything I asked for and then demanded I close on time. He said I signed a contract and considered me in default if I didn't close. What a scam. A quick google search will show all the lawsuits and negative reviews he has. I can't believe this guy has a license in Texas. Don't do it!

These people operate on the edge of legality, the office staff are rude, they attempt to take advantage of people who are in desperate need of housing, they don't honor their pledge to repair rental property and try to illegally keep your security deposit after you return the property better than you found it, I would recommend sleeping under a bridge before renting from them.

Ladd and his secretary are very rude,if you ask questions about the home its not there problem is what his secretary will tell you then they refuse to fix things they said would be fixed as soon as we moved in very none business oriented

I moved into my house in Ellis County through them in January of 2015. By July 2015 I was already having multiple problems with them regardless of the fact that I pay rent a week early or on time, EVERY MONTH.



They will not fix anything and they will charge you a "Trip Charge" just if someone comes to your house.



I had an unlicensed, unnamed, uncertified, man enter my home without my permission or notice of entrance just to leave. And get charged a trio charge.



My toilet was completely clogged and overflowing and it took them 3 days to get there. By that time I had already purchased high dollar chemicals to unclog it myself. Just to get charged a trip charge.



WORDS OF WISDOM

To those who do decide to rent through them MAKE SURE YOU GET EVERYTHING IN WRITING or they will turn and twist everything around on you. And also request a MOVE IN CONDITION FORM when signing your lease because they will not provide you with one.



DO YOURSELF A FAVOR AND STAY AWAY.



Ladd view has had profiteering and larceny charges against him in a court of law.
