My husband and I went with Richmond insurance when we closed on our house. Truth be told we just decided to pick one and the fact that we picked Richmond was pure luck. Whether or not that luck was good or bad was unsure at the time. Now I know. We didn't have any problems with our insurance at all at first. We paid a lump sum every year and never heard anything from them. Then we paid off our mortgage. We paid it off in the summer and in the fall we got a call saying our contract was going to be up in January and we needed to fix a few things. We had to paint our two buildings (even though they weren't insured), we had to re shingle our roof (not because there was anything wrong with it, but because they didn't have a record of when it was last done), we had to paint our roof (we had just done so, and they made it apparent they were at our house when we weren't home, so they already knew we had done it), We had to remove all the debris from our yard which was including but not limited to a pile of sticks and wood in the far corner of our yard and a dog house, also they wanted to know what kind of dog we had to be sure it wasn't a pit bull or rottweiler. The list of things that needed improving was actually much longer but I started to tune her out after a while. Needless to say I will not be using Richmond insurance anymore. I'm going to look for a place that will accept me, my animals, and my debris infested yard.
