Attention all potential renters and homeowners: DO NOT GET INVOLVED with Blue Sage Realty. The business practices are horrendous. The owner Kathryn and her entire staff bully tenants and treat people in a way I have never seen. They will rob you of your security deposit even if there is no damage to the property. They do not respond to service requests timely. They flat out lie about situations and fine tenants for anything and everything. They violate your privacy and will have people driving by the property and snooping excessively. I am so happy that my lease expired last month, it was a year of hell. I am more than happy to share some of my Blue Sage Realty experiences!1. When I first called to set up an appointment to view the property I was interested in I spoke with a realtor who they must have contracted out. She went through a questionnaire over the phone to see if I was eligible. One of the questions was do you have pets. I informed her that I had two dogs. When we met her at the property we again talked about my dogs and the fact that I liked the property because it was all tile and already had a built in doggie door. She informed me that the property would go fast and to get an application in with our SSN and income information to be approved right away. I submitted the application with such information competed. I was told the property would be available April 27, 2012. I was not able to move in until April 30 and then one week later I received a notice from Blue Sage Realty indicating that I was in violation of my lease because they found dogs on the property and I did not disclose that I had dogs during the application process! I was fined over $100.00. I did not think that I was in the wrong and thought that I had disclosed the fact that I had dogs on more than one occasion. Kathryn would not listen to my side of the story. When asked if she would waive the fee she said "no, do not ask me again". I paid any pet deposit they requested immediately and the fine, but I did disclose ahead of time that I had dogs. I felt bullied.2. Upon move in, the property was disgusting. It was not cleaned at all before I moves in. There was food on the kitchen counters, hair in the shower and sinks, bodily fluids on the walls and light switch on what was supposed to be my infant daughters room. The washer and dryer...disgusting. The owners also left a lot of personal items in the home and Blue Sage Realty did not remove them. The property had a very big front and back yard and the grass was not cut before move in. I had to hire a cleaning company to clean the house before it was livable. I also had to put away things that did not belong to me. I hired a landscaper to cut the lawns because it was so long and the yard was so big I did not have the equipment to handle the grass clippings. I did not want to leave them or make the property look unkempt. I kindly notified Blue Sage Realty of the situation and asked to be reimbursed for cleaning and landscaping expenses as that stuff should have been done before I moved in. Kathryn and Johleen gave me major attitude. They told me I needed to store the belongings for the owner!!!! 3. My heater stopped working in February on a Saturday and my infant daughter was will. I left an immediate service request for Blue Sage Realty. I did not call there emergency number because they threaten to fine if you misuse it. When I had not heard back from them by Monday night I called them again. That night my heat can back on. On Tuesday a service guy called and said he was coming to my house. I was given no notice by Blue Sage Realty and I was at work and could not leave. I called Blue Sage Realty and they told me to contact the service guy back to arrange for service. I...

very sad 2790.00 rental deposit turned into a 4470.00 deposit just because my credit score is not high they need your pets vet approval to be approved ,when they asked for my saving account # no that is going to far do not rent or buy from these people.

Kathryn has been really wonderful! She is really knowledgeable about the rental rates and the current market. She has been a great resource for me as an agent when my clients become landlords.

Kathryn and her team are great! They gave managed our property for several years, and they have kept the property in great condition and fully leased with great tenants.

I have had my rental with Blue Sage for many years. Kathryn and staff have been great to work with. I don't worry about things because I know they will handle it with expedience and efficiency. Thanks for all you do!

We have been using Blue Sage Realty for more than 3 years after we tried to be our own landlords (not a good experience!). Since using Blue Sage Realty as our rental company, we are more at ease, knowing our property is rented to responsible tenants. We have the choice whether we want to fix minor appliance issues or send out a contractor. Our experience using Blue Sage has been nothing but positive, and I recommend anyone who is considering using a rental company to consider Blue Sage Realty.

I have had Blue Sage Realty, 8471 Turnpike Dr #220, Westminster 80031 for three years. They are always right on top of things and the whole organization is very efficient in all matters. My calls are answered immediately. My welfare is their top priority. I am very well pleased with them and have never had a complaint of any kind.

As a client of Blue Sage, I am always more than pleased with the service I receive.To the best of my knowledge they are very fair with the tenants of our property and will fight on behalf of whichever side is appropriate, given the circumstances (even against me on occasion. It's that whole "reasonable wear" definition :) ).It is the next best thing to having your home watched by friends or family. Plus, it removes you from having to deal with the less-than-fun parts of landlordship (i.e. collecting rent and hiring handy-people to fix things).For any current/future tenants outs there, all you have to remember are 2 things: 1) pay your rent on-time, & 2) take care of the house as if it were your own. I guarantee that violating one of these will get you in trouble.For anyone out there wishing to rent-out their home, I highly recommend employing the services of Kathryn and her team (in fact I have personally done so on multiple occasions - friends who moved out-of-town).

We have used Blue Sage for over four years now and highly recommend the company. As out of state home owner, they have worked diligently as our property managers and always taken extremely good care of us and our home. They have always had wonderful tenants in our home and minmized cost and expenses to us! They also have always been upfront and honest. Again, we would highly recommend Blue Sage, Kathryn and her staff!

As a home-owner using Blue Stage as my Rental Property Manager, I find them to be extremely competent in both taking care of my home (my asset) and finding 'good' tenants. I've used them for 6 years and never had an issue. If I had a microwave go 'out', they would find the best piced used model and installation for me. They've done this type of service for six years and honestly, I could not say anything more about their service.

Typically, I am not one to write negative reviews, only give appreciation for good customer service. However, our recent experience with this broker has propelled us to respond. The unprofessional & unfair manner in which we were treated was deporable! We were subjected to unreasonable mental anguish & what we, as well as other reputable brokers felt was unethical business practice, one they would not participate in. This was an ugly life lesson & will be chaulked up to now being the wiser that the world is full of all kinds!!!

I've been with them for 4 years now, thank god I don't have to rent it myself! Used to spend my weekends fixing my house and showing it. Since they managed it, it's been largely trouble free since then, I hardly need to think about it anymore, I just get the checks in the mail :)
