The owner of the company doesn't care about the owners of the home or the people who rent them. I am renting a home 2010 - 2011 and was lucky enough to be put in contact with the owners of the home (this is normally a big no-no) since I own rental property myself I know this, but it has been a wonderful thing. The owner of the company NEVER calls me back or informs me if someone is coming to fix something. I usually don't even contact him anymore and let the homeowners do it. I contact them and they usually take care of what I need. I advised them to find someone else and hope they listen. They are DOING HIS JOB. Anyone I meek looking for a property manager, I tell them to STAY AWAY from Colonial Realty.

My daughter is a William and Mary College student and rented a townhouse from this company for the 2010-2011 school years. The house was filthy when she and her two housemates moved in. The towel racks and toilet paper holder were hanging from the wall; there were spiders and roaches infesting the house, etc. It took numerous attempts to have these issues resolved and the owner of this company was rude and a nightmare to deal with. The rent was $1,000 per month and each of the girls paid $333.33 each month. The girls were at fault for not paying the additional penny. They did not think it through as they should have so they were at fault. The owner claims he called the girls on January 31st to tell them their rent was short one cent but none of the girls received a call or message from the owner. In April, the girls received an Invoice in excess of $2,000 for late fees charged at $30 per day. They immediately called him, paid the four or five cents due for each month plus $1.00 to cover the interest on the one cent each month and told him they would not pay the additional late fees for being one cent short. Even though they began paying the entire $1000 from that point forward, he continued to charge them late fees for each month, even the months they paid the rent in full. He did this because they refused to pay the exorbitant late charges for the previous months. In the end, they received a final bill for $3598.99; he kept their $1,000 deposit and applied it to that balance so now they owe $2598.99. Needless to say, they will be seeing him in court and let the judge decide. What a mess and what a shame that the owner of this company couldn't have just called each girl, emailed them, sent them a note in the mail, or something civil instead of charging them $30 per day.
