After being contacted by our current mortgage holder and being advised that we could drop our rate with a no cost refinance with a savings it was a no brainer! The only thing we had to pay was for the appraisers fee of $500.00 My wife is a real estate agent that works for a builder and pulled comps and saw that we would be good for our targeted price range. So we paid and waited. The appraiser (I use this title loosely!) finally called to make an appointment, and we agreed on a date and time. My wife took off work for a few hours in the morning. Our appointment time came & went I had to call this guy to make sure he was still coming He said he had forgotten about our appointment! (He was almost three hours late by the time he (arrived) unfortunately, my wife had to head to work and couldnt be here. He arrived, took his pictures outside, his measurements and then came inside to do the same. When he got down to the basement I happen to come around the corner and caught him looking behind a picture that he pulled from the wall I have no clue why he did this since there was clearly nothing (panel or door) to see behind it. I shouldve kicked him out of my house when I caught him! What the heck was he looking for? His look on his face was priceless after knowing I was watching After all the pictures and tour was completed he started to ask about recent upgrades, and I had my wife on the phone telling him all the work that has been completed. He took down some notes, and left. A few days later I received a call from him advising that the property tax records and his measurements werent matching He wanted to come by again to re-measure So, I told him I was off and I asked if I needed to be here He said, No just needed to measure outside I stuck around the house until he arrived. I help him take measurements around the house He asked if he could go back inside to measure again. After catching him looking behind a picture, I stayed with him to watch his every move. Well, we finally heard from the mortgage company and the JOKE-OF-A-APPRAISER pulled some comps that were unreal and below what my wife had found... We filed an appeal with our mortgage company, and sent them the comps that my wife had pulled. He refused to use them Stating that they were superior to our house in square footage Luckily for me, she was able to advise the mortgage company that he was looking at the total square footage which included the basement, it stated it was a 4,800 sq ft comp and in reality it was a 2,800 comp! Our house is same size on the table s/f with two extra bedrooms & full bathroom in the basement. With my wife on the phone with the appeal dept she was able to show the mortgage company what to look for. She took a snap shot of the MRIS listing and sent it to the Appraiser (Again, I am using this title loosely!). The mortgage company said that we had good appeal with the comparables we provided! Well, guess what? The JOKER refused to use them stating the comparables that my wife had pulled were superior in location!!!!! SERIOUSLY?? A couple of the comps were only 5-10 minutes from our house. To give insult to injury He used the same area for his own comps!!! We proved that there were better comps out there but he refused to change his appraisal so WE LOST OUR APPEAL!! Because of this guy we werent able to lower our payment and take advantage of getting a lower rate!! I also blame our mortgage company they shouldve used someone local, this joker is from Virginia and even though he had a MD license he clearly didnt know the area. Because of this we suffer!!!
