My wife and I had a great renting experience with Advantage Plus! werThe knowledge and professionalism of the president, Mary Brown was way above what we have experience in previous rental situations. She is not going to baby-sit you!. We learned a lot from Mary Brown about how to fix some things our selves.

We paid our rent on time for the 2 years we rented. Who says prperty managers are greedy. It is their job to collect rents, right? Do some people think the mgmt is supposed to give them free housing and return the deposit after they don't pay or after they trash the place?!! Dream on!

The ones that complain the most have got to be the worst tenants. I wouldn't want the job of a property manager. If you are a good manager, and doing your job, the bad tenants will bash you on the internet for sure, right? Isn't that how it goes.. We didn't say anything until we left but they are a good company over all.

Pay your rent and take care of your apartment or home and you will probably agree with us, it was a good experience. If you had to get evicted, skipped out during the night or didn't pay your last month rent and still wanted a deposit returned or left the home or apartment trashed, or your cat or dog messed on your carpet or chewed up woodwork, you will say it was a bad experience.

We may not ever buy a home. So far this was one of our better rental experiences. We are the "good" tenants. We did what we were supposed to do!.

Awful experience with this landlord. She refuses to respond when the ball is not in her court, making it impossible to have professional communication. Towards the end she even took on an associate, Chris A., which was a great way for her to hide behind someone else. This "associate" happended to, at one point, rent from her and is one of a few people to actually give the company a decent review. If you do your research, which I didn't do, this company and Mary Brown are listed in several court battles, have poor reviews, and are horrible people to get into any kind of agreement. Oh, and forget about getting your money back. Even having two cleaning companies come in, replacement of blinds, and a glowing message from her partner stating the great condition of the apartment they can still find a way to charge you, so they do not need to return your deposits. Found that out the hard way. Who knew batteries were 20 dollars a piece and a missing end cap on a blind could be so costly to equal hundreds of dollars. I took photos prior to moving in, but through this experience learned to check each fixture, lightbulb, battery, faucet, door knob, and well basically any little stain in the apartment. You didn't document it, she'll find it, charge you for it, and it's amazing how you don't get the money back.

I would not even give this company 1 star. Mary Brown is a very disgraceful thief. She falsifies information. She also knows how to ride just on the line to not be in trouble for anything. I was disgusted the entire time I lived in the apartments she "manages" as we all know the Mary Brown Trust owns the properties. She hides behind Advantage Plus. Advantage Plus what? Oh, I see, you TAKE advantage PLUS steal hardworking people's money. How can you look at yourself in the mirror everyday? No one sees past your fake smile. You don't have a caring bone in your body. You're greedy, cold and shameful. There is a special place in hell for people like you, Mary Brown

Advantage Plus has down such a great job for my husband and me in managing our property. They contractually do our "dirty" work for us. They take the abuse from tenants (so we don't have to) who don't want to honor their end of the bargain. They have to "clean up" our properties when tenants skip out without paying last month's rent or when they break a lease and expect money back. I wouldn't want the job Advantage Plus does and we're glad they have done such an outstanding job for us.

If I told my best friend about advantage plus, the best thing I could say would be 'steer clear of them with a barge pole". As mentioned by a prior reviewer, the service and follow up from Advantage Plus when requesting any form of assistance, is atrocious. How anyone can work with this company and still have a conscience, I have no idea. On top of this, they will verbally add any rules or regulations they wish to the terms of the lease, such as randomly adding in fees for people to have a dish provider install a dish on the roof, or refusing to issue parking permits that are listed as available in the lease. There are also suspicions (unproven) that the landlady calls the towing company and reports vehicles that violate her parking policy, even if they have stickers to park on the premises. The customer service they provide is atrocious. I just broke my lease 2 months early, and have zero shame in short-changing them - they have a full months deposit, and a pet deposit - and the cost in lost earnings and fees for me to go to the Laundromat - as they refused and failed to repair my washing machine for well over six months. If you value your sanity as well as your finances - find somewhere else to live. Everyone in Woodstock knows the owner (Mary Brown) - including the police, other realtors, and the city of Woodstock - and no one likes her (with good reason). She skirts just inside the law enough to stay clean, but her management is awful. STAY AWAY!!!

Watch out before you sign a le...

Watch out before you sign a lease with this company! I reviewed the lease contract they sent to me by email and still got stung. They slipped a page in with clauses of "they will send you the rent whenever they feel like it" and a special little surprise of a "2nd month's commission" at the end of the lease. AdvantagePlus held a month's rent for up to 60 days before sending it. They told me they have a "lottery system" for sending out payments. A lottery system????? You heard right!!!!! This company was definitely one of the most frustrating companies I have ever had the privilege of doing business with. Oh, and the REAL KICKER is that at the end of the tenant's lease, AdvantagePlus will keep the tenant's prepaid last month's rent as their commission. Bet you didn't see that one coming... we didn't either.

TERRIBLE

I would like to start out by saying I am going insane due to this lady and ADVANTAGE PLUS! My place completely flooded and is growing mold...condensation builds up to a point that my apartment is dripping/raining and my floors are wet. I literally got off the phone with her about 2 hrs ago and all she did was scream at me. I STRONGLY ADVISE ANY PERSON TO RUN JUST AS THE OTHER REVIEWS SAID...DO NOT RENT FROM MARY BROWN OR ADVANTAGE PLUS! IM A FOOL SO PLEASE DONT BE ONE ALSO!!!!‎
