Provided by YP.comThey discriminate on the highest level if you ask questions. To Board Members didn't apply the same rules as to owners who are not on the Board. On my Google reviews I stated all the details and on the FB page pictures to proof. 13 years and 4 month's we live in nature's hideaway never had problems but since this HOA took over our community looks run down. The pond is disgusting and duck and dog poop everywhere, we have September and only had one powerwash everybody can imagine how disgusting hall and stairways looking.

Provided by YP.comThe CAM Team has been a welcomed change to the community of Willow Ridge. In less than 2 years they have brought about more positive change and improvements than the previous management company did in 6 years. The community is cleaner and safer and reserves are being increased due to more consistent collections. The CAM Team works with the Board of Directors to insure that the rules and regulations of the Condo Docs are implemented correctly and many of the residents are proud of how things have progressed for the better.
If you are looking for a new management company, consider the CAM Team.

Provided by YPmobileSince 2013 when we purchased our home, my family has gone through so many difficult times, especially since I was medically separated from the military. Through these struggles we have been poor at paying our HOA fees, and when I say poor, thats putting it kindly. Today I called to discuss our options and see if the Cam Team could help us in any way. To my surprise they were extremely kind and helpful. The agent I spoke with (Pam) is continuing still to help us in every way she can, we will be much better off in future years now because of her kindness. I can begin to express how thankful and appreciative we are for how they have treated us through the last several years. Thank you Pam, and thank you Cam Team.

Selective enforcement, ignoring major issues of safety, exposing the hoa to HUGE financial liability. Don't consider these idiots to scrub a toilet let alone run your hoa.

Provided by YP.comI want to personally thank the Cam Team as they continue to service Ortega Bluffs Homeowners Association properties. They have been doing a job that deserves recognition. They are responsible for keeping our neighborhood a "COOL" place to live. Without them, we would have fallen in disrepair . Our homes a re our most valued possessions, and the CAM team is our best resource in keeping us a healthy and vibrant community. Thank you all. We love you. Ernie and Sandy

Provided by YP.comThis business is unprofessional and disorganized . I'd give them a zero if I could. Phone calls during business hours often go unanswered ,the office doors are locked during business hours forcing customers to wait outside. When someone does decide to answer the phone they usually have no clue what's going on. It also has no rating from the BBB. Requests made by homeowners are slow to be responded to even after repeated requests.***** UPDATE**** Its been over a year now that they have been in charge.I have noticed no difference in the neighborhood. Besides the annoyance factor of letters addressing small issues such as weeds and garbage cans and such the large issues like HOA debt are even worse than they were before they took over. Homeowner fees have gone up and they are requesting another increase again even though I can't really name any real service they provide to our community .The common areas barely get mowed anymore,but yet the homeowners are being asked to pony up even more dough to pay for these and other "services". Bottom line choose another company. This one is not the one you want running things.

The individual that wrote the review that the are referencing DIRAssociation is in fact a homeowner in the community. They informed me they used that name so individuals reviewing the website would know what community The CAM Team was managing.
&amp state the individual is "perpetual problem neighbor in that community". I know these individuals at that is so far from the truth. This couple would do anything for anyone. I cannot even begin to tell you the awful experiences that they have had to endure while living in Doctors Inlet Reserve HOA. You name it and it has happened from the HOA Presidents wife calling the police on them for doing lawn work to St. Johns Water Management Company being called on them for rinsing off pollen around their home due to medical conditions that had already been noted.
Not only do they have to endure harassment from members of the community but they have to deal with The CAM Team and their continual unprofessional services.
I highly recommend you complain to the state as they have done with a ongoing investigation.

Provided by YP.comThis is the worst management team I've ever dealt with. They are unprofessional, unorganized, dishonest and no one seems to know what they are doing. Every time I would talk to anyone on the phone no one seemed to know what to do about anything or they would give me bad information. I use to live at The colony. Once they took over management they fired the only person who worked in the front office so their was never anyone on the property. The only person they allowed to stay was the grounds keeper who you have to either hope is on the property to track him down in his golf cart. When the front office person was there she charged me for a laundry key and an additional key fob and told me the charge was to 'rent' these things. I tried to return them and the grounds keeper was never there. I called the CAM team and they told me I could bring back the key and key fob but couldn't give me money directly and would have to mail me a check. I agreed drove to their office in Orange Park and then was told that I wouldn't get a check back and I had bought the laundry key and additonal key fob. I hate the 'management' team if they can be called that. Everytime I call I hear another lie and the front office secretary complained about customers the whole time I was there. She was loud and obnoxious and I will never rent from a property that will use the CAM team again.

Provided by YP.comI would have to agree that The CAM Team is in fact writing their own reviews. Giving their company five stars. They just entered our community and they have already disappointed us. Slow to respond that is an understatement....how about never respond! With hold information from members of the community when it is clearly stated in the Florida Statues they cannot. I never experienced having to call and beg for a bill to be sent to me so I could pay it. The HOA bill never was sent to my address but knowing it was time to pay I called several times to receive the bill. I would have just gone online and paid but since they are new to our community I had no idea how or where to send the payments too. I would give this management company 0 out of 5 stars but with the system you are forced to give at least one star so I guess they can have it although it is not deserved by any means. Provided by YP.comI'm not exactly sure if the CAM team gave themselves these 5 star ratings but my experience with them has been dreadful. They are very slow to respond, seldom answer their phone or return messages and do not follow through with any work that they supposedly schedule. We had a leak in our roof that is the responsibility of the CAM team to fix. They took 2 weeks to "approve" building materials all the while our interior drywall was being ruined. When their guy (who I don't even know is a licensed contractor) came out to make the repair he squirted about 5 dollars of caulk onto the questionable areas. We had the area inspected by two licensed contractors and a building inspector who said it did not pass inspection. When I emailed the CAM team about the shoddy repair, they flat out ignored me and never answered me again or returned any calls. We are now dealing with trying to get a 6 inch hole on the outside of our building repaired where squirrels are now entering the interior walls from. It's been 2 weeks of restless nights and still this property management company ignores us. I'm very frustrated with their lack of response and shoddy ethics when it comes to repairs and communication. I pay my HOA dues every month and on time. I am terribly disappointed in this company, if you see them as your property management team I highly recommend not purchasing in any development they manage.

Provided by YP.comAfter several years with a different property management company the board conducted a search for a new property management company. After completing several in depth presentations from each company we selected the CAM team as our new property management company. It was immediately recognized that we had made the right choice as Linda and Kathy started to review files, accounts, and statements and discovered many areas that needed attention. We have just completed our third year with the CAM team and for the first time are finishing the year wth a cash surplus. This is due entirely to the efforts of the CAM team to keep the board informed of all financial matters, and actively pursuring deliquent accounts.

Provided by YP.comWe have only been with them for a short time, but they promised to exceed our expectations and they really have.
They went to work for us before the contract actually started and never asked for a dime for that extra time. The best thing I can say is they return both the BOD phone calls AND the homeowners. That is a whole new experience for us - Thank goodness someone does what they say they will do!

The Cam Team took over our community from a previous management company that left with records incomplete and many errors. Linda has finally corrected the mistakes.
She has our community's best interest in all her endeavors. She meets with contractors at the project site and stays abreast of issues that need to be resolved,
Our community has very complex issues which she stays abreast of. She has collected many homeowner's deliquent account.
She is much like a resident in lieu of the Management Company.
